buyers: Pex Plumbing Tips For Buyers and Sellers - 04/05/17 04:05 PM

You don't have to be a plumber to notice things that you should have some concern about. Both buyers and sellers should be able to spot potential problems, and buyers should ask their home inspector about them. I'd bet that many buyers and sellers don't even know what this is in the above photos, but I bet most can figure out it has something to do with plumbing.
This is a manifold for a Pex system. It has a hot side and a cold side. A water line is run from the manifold to each faucet.  The small levers are for turning … (2 comments)

buyers: FHA Premium Reduction Could be Recinded in Trump's "12:01 changes" - 01/19/17 06:37 AM

Mortgage news you can use. Agents are not loan officers, but we must keep on top of pending changes, especially when working with buyers. John Melnick II with Presidential Bank Mortgage NMLS ID # 527960 in Fairfax provided this information.

"Subject: Potomac Partners Update: FHA Premium Reduction Likely To Be Rescinded & Updated
It now appears likely that HUD will rescind the FHA premium reduction on Friday as part of the Trump Administration’s plans to overturn a host of regulations/policies implemented by the Obama Administration. Referred to as the “ 12:01 changes” (i.e. immediately after the Inauguration), we understand each Department/agency was asked … (3 comments)

buyers: Follow the Basics When Checking Your Credit Scores - 01/10/17 05:31 AM
If you plan on purchasing a large ticket item like a new vehicle, land, or house, it is good to know your credit score ahead of time. But where you get those credit scores from can make a huge difference to lenders. So if you are planning on buying a home, stick with proven basics.
(1) Check with whichever lender / loan officer you have chosen to work with first. They know which scores they will use, and they know how they can help improve your score if need be.
(2) Plan ahead, especially if you think your score is borderline. It can … (1 comments)

buyers: The 178 Steps Lesson of Buying and Selling Real Estate - 10/10/16 10:07 AM

Sugarloaf Mountain MD
Post inspired by Roy Kelley's post on Sugarloaf Mountain Wine Tasting
We've hiked several several trails on Sugarlaof Mountain, ( http://www.sugarloafmd.com/ ) and taken many photographs along the way. I knew someday I would use some of the photos in blog posts. We've gone up and down these steps more than once. They start about halfway up the mountain, but it's possible to drive to the bottom of the steps if you don't want to hike the entire way. I think I counted 178 steps last winter when we hiked up. There are many views no matter which way you go. … (1 comments)

buyers: We Won't Lose Scent of Our Home Sellers and Buyers Goals - 03/22/16 01:14 AM
Just like a good tracking dog, we use our legs, eyes, ears, and nose when tracking down buyers for our listings, and for finding homes for our buyers.

FOR SELLERS: We use as many marketing methods as possible to generate a steady supply of interested buyers. Those methods include MLS, Newspapers, Magazines, Post Cards, Flyers, A variety of Blogging Platforms, Signs, Brochures, Websites, SMS, 24 Hour Toll Free Hotline, Syndication, Open Houses, Broker Opens, Video, Virtual Tours, Facebook Pages and Groups, LinkedIn, and more!

FOR BUYERS:  We use many of the same methods to find them the house that meets their needs. Those … (2 comments)

buyers: Research Before You Lurch - 03/03/16 07:30 AM
When working with buyers, many times they'll see a new listing come up, and then I'll get a text message within 30 minutes. " Can we go see this one this evening" ? I usually respond with something like " Let me check it out and see what show instructions are". I usually have my buyers criteria memorized, so as I pull up listings to review, two to three times out of ten, I'll notice items that indicate that the listing they texted about won't meet their needs. It could be no walkout, no lower level bath or rough in for … (20 comments)

buyers: Balance Family, Yourself, and Real Estate Activities - 05/08/15 10:53 PM
I knew this was a 7 day per week job when I started. I workded 7 days a week before, so wasn't worried about it. However, I found I needed to be more organized, and schedule things. That includes scheduling time for your spouse, your kids, your animals, your family, and yourself. It also meant learning not to run and meet with someone everytime they called from a sign, or somewhere else. Learning to ask key questions eliminated a lot of time wasting. Questions like " Are you already working with an agent"?. or more specifically, " do you already have … (7 comments)

buyers: It is Legal in VA For Me to Work With Buyers Without Written Agreement - 01/11/15 06:28 AM
If you're a potential buyer in Virginia, you've probably heard the statement " It is illegal for me to work with buyers in VA without a written Buyer Broker Agreement". You've probably also seen a similar statement posted on many agents websties. I'm working with buyers now that were told that by more than one agent. They told me agents they had talked to refused to do anything unless they signed a BBA. Another agent told them they had to come into their office, sign a BBA, and meet with their in house lender before they could help them.
 Well, that … (8 comments)

buyers: Absolute Auctions - Follow up Inspired by a Lenn Harley Blog Post - 12/06/14 02:47 AM
Back in mid 2006 I decided to look more closely at selling homes and land by auction. At that time, the market was heading for trouble. That was clear to just about everyone. But many sellers ignored the fact that home values were going to drop by 20-30% or more. Many factors were involved, but that's another story. Sellers were offering huge bonuses, offering to pay closing costs, offering free leases on their BMW's, offering 1 and 2 week vacations, making small meaningless price drops, one owner actually bought a new Mini Cooper that he would give to whoever bought his … (5 comments)

buyers: Signs You are Nearing Your Breaking Point with People - 05/20/14 11:30 AM

I know many times we just need to tell a client or customer that we just can't work with them. It could be a variety of reasons, like getting a straight answer out of them is nearly impossible, they think they can buy a $350,000.00 property for $195,000.00, they know more than every agent and mortgage broker combined, every property is overpriced, they keep saying " my lender said he could get me a pre-approval letter within 1 hour if I find a house I like", and "do you think they will owner finance?", etc.
It's predictable you will be wasting time … (5 comments)

buyers: New Start-up Flipt to Take on Zillow and Trulia - 05/03/14 11:03 PM
It seems I/we are always running across new companies that think they can solve all the problems in real estate for buyers and sellers! Yet, they all seem to offer a " Pro- Realtor subscription" for a monthly fee. Agents will sign up for many of these for a while just to test them out, but many agents also find out that they would have been better off "investing" their money somewhere else, or just keeping it in their pockets. Another new secret "complex algorithm" will solve so many problems in real estate, and will be able to tell online buyers … (2 comments)

buyers: Home Warranties With Home Sales - Buyers Should Shop and Compare - 04/25/14 03:12 AM
If you are in the market for a home, at some point, usually when you are signing the contract, the subject of home warranty is bound to come up. Before you sign, do you even know what type of home warranty you are going to get? Do you know which company is going to stand behind that warranty? Do you know what that warranty covers? Do you know warranty companies offer several levels of protection, and offer many add-ons. Basic coverage can start around $335.00 for a one year plan, but if you want enhanced coverage, you might have to pay … (2 comments)

buyers: Mortgages / Pre-Qualification vs Pre-Approval / Sellers Point of View - 04/13/14 11:22 PM
Sometimes a buyer seems a little hesitant to talk about there mortgage pre-approval situation when I first start working with them. After all, we just met by phone or in person, and they could still be shopping for an agent. I will initially start showing them properties, but during that process I will bring up the topic of choosing and commiting to one agent, and ask them if they have chosen a lender yet? I explain to them why, for example, if they want me to show them fixer upper type properties and want to finance repairs, many lenders do not … (20 comments)

buyers: Is Your Home for Sale or is Real Estate Sign Just up For Decoration? - 03/26/14 12:58 AM
I'm really getting tired of searching for homes that are suppose to be for sale but aren't advertised in the MLS. I know, owners can give listing agents instructions not to put their house in MLS at all, or not until a certain date, etc. But twice more this week potential buyers have called about houses where they saw signs up. One sign has been up for 6 days, the other only 3 days? Of course neither is in the MLS, so I have to drive to the properties to get information from the yard sign, then call the agent to … (5 comments)

buyers: Update Ocwen Mortgage Settlement = Two Billion in Principal Reductions - 03/08/14 11:03 PM

The known criminal activity in the mortgage industry is enough to make anyone sick. It wasn't just OCWEN that was engaging in fraud and wrongly foreclosing on a huge number of mortgages. This garbabe was standard procedure with several large lenders. Why are these lenders allowed to continue in business? The evidence is clear that they basically stole billions of dollars from consumers across the country. Why would anyone want OCWEN servicing their loan? Reading these reports, it is clear that anyone who is applying for a mortgage should start the process at least 60 days before you plan to start shopping … (2 comments)
