Data-wise, what could be better than knowing the median home selling price for SANTA CLARA or any other Eugene, OR neighborhood (RMLS data area)?
The median home sales price (see my last blog entry) is a great measure of central tendency -- a way to know what a whole class of data is doing.
But there is just no substitute for knowing what size of home is really selling better than others.
Accordingly, below is a compilation of homes closed in May, 2009 in SANTA CLARA (North of Belt Line Road), grouped according to the range of the square footage of … (0 comments)

eugene: Eugene Oregon's SANTA CLARA Neighborhood Median Home Sales Price is Down in May 2009 (Data for 2002 - 2009) - 06/20/09 04:25 PM
In May, 2009, the median sales price for homes in Eugene, OR's SANTA CLARA neighborhood (RMLS area) was up from this April but down from May, 2008.
SANTA CLARA's median residential price for May was $226,700.  That is lower than the median for May in any the past four years -- putting this measure of central tendency back to approximately where it was at the beginning of the housing boom.
 
One half of all homes sold for more than the median, one half sold for less.

eugene: Eugene, Oregon's SANTA CLARA Neighborhood: Active Listings are Down, Closed Sales are Flat, May 2002 - 2009 - 06/20/09 12:58 PM
In May, 2009, the inventory of homes for sale in Eugene, OR's SANTA CLARA neighborhood declined dramatically from the high recorded in May, 2008.
The number of active listings declined 34% from 2008 (and was also 23% lower than in 2007).
This is great news for SANTA CLARA sellers.  A decline in inventory is a necessary first step toward stabilized prices (and, later, increased confidence and increased sales) .
 

 
However, this trend was partially mitigated by the fact that the number of closed sales in the SANTA CLARA neighborhood stayed level in May, compared to the prior year.

eugene: Supply of Homes for Sale Has Turned the Corner in Lane County, Oregon - 06/03/09 08:04 AM
Over the last couple years, The Real Estate Market, nationally and locally, has just had two things to worry about: Supply and Demand.
 
Demand has been low, despite interest rates being at a lifetime low. The causes are well known. In Lane County, Oregon, Demand has run at about half of the boom level. 
The $8000 fully refundable tax credit for all buyers who have not owned a personal residence in the last three years has proven a great help.  Sales in the "starter home" price range (below $200,000?) have been brisk.  I recently searched for one couple's parameters in … (0 comments)

In constrast to the weak housing boom of the North Gilham neighborhood (RMLS market area), Eugene's
River Road (RMLS market area)
looked a lot like Santa Clara, its neighbor to north and Bethel-Danebo, its neighbor to the west.
 
(Here monthly available inventory is computed by dividing the number of listings active at the end-of-month by the number of sales closed during the month.)
 

 
River Road experienced 33 months with an inventory level below 2.5 months of remaining homes for sale
(as shown in green above).

A recent national study by Zillow said that prices were falling for 80% of homes in America.  Some might be skeptical about that percentage and rightly ask, "Where in the country is that 20% where the real estate sunshine is shining?"
It is not yet shining here. 
But then again it might be.
As you can see from the chart below, the Median Residential Sales Price for Lane County (including Eugene, Springfield, Cottage Grove, Veneta, Junction City, Creswell, Lowell, Oakridge, Westfir, Coburg, and Florence) hit a three and a half year low in January of this year.  It dipped below $200,000 … (0 comments)

As in many areas of the county, state, and nation, the available residential inventory in
Eugene's Bethel - Danebo Market Area
is currently several times that experienced in the boom of  2004-2006.
But Bethel - Danebo continues to carry one of the county's lowest inventory levels.

As a veteran myself, I've never been too invested in the military aspect of this weekend's holiday.    My service in Vietnam was in a relatively safe corner of the U.S. Army Signal Corps.
I've always had real heroes close enough to touch.  They made the real estate we sell into the free land we enjoy.
