If I were a Realtor which Smartphone would I buy? - 06/28/10 10:55 AM
Great Survey, Thanks.
Via Moby (Moby):
Phones have become an inseparable part of our personal and professional lives, and it seems that this is especially true for Realtors. In just a few years cellular technology has experienced tremendous momentum; it has transformed from a simple calling device into the Swiss army knife of the 21st century.
Considering how often we change/upgrade our phones, we thought it was a good idea to create a post about the current Smartphone battles that are taking place on the web. To spice up the battle we thought it would be great to see which Smartphone brands the … (3 comments)

8 Buyer Clients and 2 Contracts in One Day---The Ultimate in Lead Generation - 06/27/10 07:36 AM
Tried and True!
Via Michelle Gardner (Advance Realty USA):
I have many opportunities to speak to agents and brokers on a variety of marketing, advertising, public relations and technology issues.  This particular topic is one of my favorites.  Have you ever heard the story of how elephants are trained to be obedient to their keepers?  Have you ever wondered why they don't just run away?  I mean, given their size and strength, why in the world would they stay chained to a post in the ground that they can easily yank out? The reason is that elephants are trained when they are very … (1 comments)

Have You Googled YOU?? - 06/26/10 02:08 PM
We should all take a few minutes and do a check.
Via Cara Marcelle Mancuso (Tierra Antigua Realty):
Have You Googled You?You might be surprised what turns up.  Sure, you've registered on Facebook, Twitter, MySpace and maybe a few business accounts.  And, you have your web page.  But there are other sites that might just have your information too.  Information you didn't realize was out there.A story on AOL caught my interest today and I wanted to share some high points in summary.
The official term is "aggregator".  An aggregator, according to Wikipedia, is the name given to a web site, or software … (3 comments)

How many transactions have you closed as a result of Social Media? - 06/21/10 11:03 PM
Thanks for your experience.
Via Ralph Gorgoglione (Relocation Certified -HAFA Certified -John Aaroe Group, Inc.):
How many transactions have you closed as a result of Social Media?
SO much time, effort and MONEY is spent on social media and related online social networking sites these days.
I personally have totally re-organized my business and have eliminated certain internet related activity, while at the same time beefing up my investment in others, like ActiveRain.
I have closed 2 deals in the last year as a direct result of ActiveRain, and I have one more in escrow.
I have closed one listing in the last … (2 comments)

How Long will it Take to Sell My House?

Dave: How long will it take to sell my house? Also, as a prospective home seller, what is the significance of the length of time my property is on the market?

Steve: Dave, that is THE QUESTION isn't it? There are three main factors that determine the speed of sale:the price, the condition, and the location of your property. This blog post just skirts around those  issues … (1 comments)

Janesville Wisconsin Spring Market - 06/14/10 12:58 PM
The Tax Credit Stimulus definitely had an effect on Janesville's Single Family Real Estate Market!
Single Family sales were 312 from January 1, 2010 to May 31, 2010 versus 250 last year for the same period.  However, average sale prices are still less than last year.  A year ago, the average sale price was $119,699 and this year the average sale price for this period was $116,624.
Time on the market was 96 days last year versus 94 days this year.
Sale prices seem to be stabilizing, but are not necessarily on the rise yet.
There have been projections that as … (2 comments)

Ten Best Buyer Behavior Practices - 06/11/10 12:30 PM
Great information for a Buyer Presentation manual.
Via Carra Riley CRB, CRS, GRI (Carra Riley Inc.- Real Estate Consultant, Author, Speaker ):
Ten Best Buyer Behavior Practices
Many things we read in the blogosphere inspire creative writing ideas.  I recently read a blog post about an agent who felt so abused by the actions of a buyer she thought a "Buyer Code of Ethics" should be initiated.  I too, have felt the sting of a buyer not thinking the real estate agent was a "human being" so decided to create a  Best Buyer Behavior Practice list.
If you are a … (1 comments)

Curb Appeal- 10 Points to Consider When Selling Your House. - 06/11/10 12:24 PM
I wish every seller to see this.
Via Kathy Streib, ASP,IAHSP,RESA, DelrayBch -South Florida - 561-914-6224 (Room Service Home Staging):
You hear about Curb Appeal when selling or buying a house, but what is it and how do you get it? Does it means the house has nice curbs?  Well, that's a good start  but Curb Appeal to the buyer means that when they see a picture of your exterior on the MLS, a mental "check mark" is placed by your listing.     Curb Appeal means that when  a Buyer drives by your house, they want to schedule a viewing appointment … (0 comments)

Will Agents Be in Business in the Year 2013? Here's the Next Hot Thing - 06/07/10 03:34 PM
Something to Ponder!
Via Elizabeth Weintraub, Sacramento Short Sale Agent, Land Park, East Sac 233-6759 (Lyon Real Estate):
Lots of real estate agents want to know what's the next thing that's on the horizon for real estate. The savvy agents want to jump on that bandwagon and ride the road to easy riches. This morning, thanks to inspiration provided by Broker Bryant's excellent blog,  I would like to share my thoughts about the matter.
I look at the real estate market in Sacramento like an analyze-it-yourself medical chart. You know, the ones that say if you have a cough and a fever, you … (1 comments)

Should Short Sale Predators be Licensed? - 06/01/10 11:14 PM

Via Wayne Golliday (SEO Redefined):
We see these signs or signs like it all over town.  We know people who have gotten the letters in the mail that make all kinds of promises.  The kind of promises that a desperate person in foreclosure wants to hear.  People who are behind on their mortgage payments looking for some kind of miracle to save their homes.
I know as Realtors you are required by law to follow a certain set of ethical and legal practices or face stiff penalties.   These laws were of course enacted to protect the consumer on the single greatest purchase … (0 comments)
