Forclosures almost equal home sales - 02/16/07 06:16 PM
The title of this post is the shocking lead headline for the February 16-22,2007 issue of the Memphis Business Journal.
The Memphis Area Association of REALTORS. reported 19,738 home sales in the Memphis MSA in 2006, compared with 18,155 foreclosures for 2006.  What in the world is going on?  The experts reference the large low-to-moderate income population in the area as giving rise to a large group of marginal buyers.
Shelby County had over half of Tennessee's foreclosures in 2006.  As a full-time real estate agent, I am perplexed as to what conclusion to draw from this news.  What impact will this have … (0 comments)

There is no greater compliment than for a current or former client, or a friend to refer a new client to me.  Referral clients are solid because they already have been sold on me by their friends.  It is a built-in confidence level that may take weeks to build with a stranger.  I have a special love for all those who refer business to me, and they know that the referred client will receive the highest level of service, because I am working for 2 people:  the new client and the person who referred him/her.

Providing Free Advertising for FSBOs - 02/14/07 08:53 AM
I have noticed that some local REALTORS are advertising FSBO properties on their websites, right along with their listings.  These are not necessarily limited service listings, but many are stand alone FSBOs.  Is this a trend across the country? It seems self-defeating.  I have been told that these companies have the intention of listing or bringing buyers for the FSBO properties, however, with the high inventory of listings, I cannot see a benefit to anyone except the FSBOs, whose only interest seems to be cutting the REALTOR out of the deal to the greatest extent possible.

Memphis Real Estate Market - Waiting for a thaw (literally) - 02/07/07 03:05 PM
From this agent's point of view, the Memphis, TN market is slooooow. I have mentioned a market turndown for a while, and I hate to be a doom an gloomer, but not many motivated buyers are stepping up to take a bite of the Memphis market's over-inflated inventory. There are some great properties out there, priced to move. See for yourself. My theory is Seasonal Affective Disorder -put things off for some warmth and more daylight.I just returned from an educational convention of the nation's top agents.
