The latest statistics that have come from the local MLS show that 50% of all sales are REO and Short Sale. This has been the case in the Metro-Detroit market for the past several years. I know other markets around the country have just recently joined our misery party, welcome to it. One of the effects that I have observed, out of the many, is that this has drastically changed the mind set of the Buyers. With the dominance of REO and Short Sales, this has cemented the idea that all homes are vacant and should have immediate access. All REO's,

October 2010 YTD Sales Data - 10/27/10 11:13 AM
Realcomp MLS has release the sales data statistics for the month for Metro Detroit. If you find stats and numbers interesting this may be of interest to you. The official analysis release states: MEDIAN SALES PRICE CONTINUES CLIMB WHILE ONMARKET INVENTORY LEVELS DECREASE FURTHER PRICES BUOYED BY HIGH NONFORECLOSURE SALES. On‐market inventories continue to decline in most areas NON‐foreclosure sales outpaced foreclosure sales (3,127 non‐foreclosure sales vs. 2,095 foreclosure sales) Average days on market decreases include: ALL MLS decreased by 9 days to 94; Metro Detroit decreased by 11 days to 90. 48187 CANTON, Michigan has 232 active homes for

WOW. Sometimes WOW is the only word that describes real estate. I just got off the phone with a member of my team that is a Buyers Agent. She has been working with a family friend for more that a year. She has showed 50+ homes to this buyer at the buyers convenience. This buyer has been on and off... deciding to buy and the next week deciding to wait another year to clean up his credit. Smoke is causing FIRE - 10/18/10 09:31 PM
As the media discusses whether or not there should be a foreclosure moratorium, Rome is burning. Much has been made in the past couple of weeks about robo-signers, and the potential problems of foreclosure in some states. While there is some smoke that some banks have cut corners in the judicial process, there are no claims that I know of that the homes were wrongly foreclosed on for non-payment. The only claims I know of that have been made to date are whether or not the bank employee fully reviewed all documents before signing a court affidavit. Now, not fully reviewing all documents

I have been watching the new homicide show, Detroit 1-8-7 this Fall. I have been watching the show more because it is filmed in and around Detroit. The jury is still out for me whether I will keep the show on my Tivo list, but for now I am enjoying seeing Detroit weekly on the little screen. During this past weeks episode a real estate agent was featured as one of the characters. The show quickly developed the agent as unethical, hiring gang members to scare homeowners to drive down values of homes so that a greedy investor could come in an buy up the homes

It was announced this week that Bank of America would join Ally Financial (formerly GMAC) and JP Morgan Chase in freezing Judicial Foreclosures after it was revealed that many banks have been employing sloppy and potentially fradulent legal proceedings. Under the weight of foreclosure files, many banks have employed so called. "robo-signers" whose sole job is to sign legal papers... without reading them. Just sign here... in a real sense is what started this real estate market. I can't begin to number the amount of times I sat at the closing table as a listing agent and listened in a HUD 1
