The sales numbers are in for Stanislaus County Sales for the month of December 2011. Sales of single family homes are down slightly this year and Distressed properties (Bank owned and Short Sales) are still dominating the market.
Here are the December 2010 and December 2011 Sales Stats for single family homes:
Total Sales December 2011: 549 sold * 40% (221) Bank Owned * 28% (151) Short Sales 68% of sales were distressed properties
Total Sales December 2010: 656 sold * 49% (319) Bank Owned (0 comments)
The sales figures for Modesto California for October 2011 are in. The totals below are for single family homes sold in Modesto.
Total Sales - 245 (an increase of 5% over October 2010)
Bank owned Sales - 92 which was 37% of all sales.
Short Sales - 63 which was 26% of all sales
Overall, distressed sales (Bank owned and short sales) made up 63% of all sales.
The lowest price home sold in Modesto during October 2011 was $18,500.

Here's probably something you have not read in the paper or saw on the TV news. Homes are selling in Turlock CA! Here are some facts: Pendings: March 07 - 55 April 07 - 45 Pendings: March 08 - 77 April 08 - 79
Sold: March 07 - 51 April 07 - 48 Sold: March 08 - 77 April 08 - 47 While the sales havent seen a huge increase the number of homes under contract has. These are homes that will probably close in May or even June. Another big difference is the amount of months supply of homes on the (0 comments)

Ok this may be somewhat controversial. I realize that some good, honest , hardworking people are losing their homes due to foreclosure. I also realize that some buyers were taken advantage of during the hot real estate market of 2004-2006. And yes even some real estate professionals and lenders may have taken advantage of some people that probably had no business buying a home. But there is another side to the story and I hear and see it almost daily. I do several Broker Price Opinions (BPO) every month. Ok now here is something you probably have not read about in the newspaper or heard on the TV news. Home sales in Turlock are going up! Homes listed for sale are slightly down.
These statistics are for Turlock. March 07 Listed 713 March 08 Listed 676 March 07 Pending 60 March 08 Pending 108 March 07 Sold 55 March 08 Sold 68
So what is driving the market right now? Just over half (54%) of the sales in March were Bank Owned (REO) properties. We are starting to see homes get multiple offers now too. If it's a home that is in good shape and well priced there (0 comments)

We as Realtors have been saying it's a great time to buy. If you read the paper or watch the TV news you may have a hard time believing that. If you believe the media you would think that every home owner in America is in danger of losing their home, they can't make the payments, and owe lots more than it is worth. The truth is that the vast majority of homeowners in this country are NOT in foreclosure and are NOT about to lose their home! Of course this is not newsworthy. It's the bad news that sells papers. So you want to buy a bank owned home? Bank owned homes can be a good buy. You may also hear the term REO (Real Estate Owned), or Foreclosure home. They all mean the same thing. Nov 05 482 Listed 74 Sales Avg. 41 days on the market 1 Bank owned sales Nov 06 713 Listed 37 Sales Avg. 72 days on the market 2 Bank owned sales Nov 07 649 Listed 27 Sales Avg. 64 days on the market 11 Bank owned sales
What does this mean to you? In my opinion if you are thinking about selling your biggest competition willl be the bank owned (REO's , (0 comments)
