Gabriele, has some wonderful points here on HOW you say WHAT you say. Keep it brief, get others to talk, and leave intimidation and fear out of it. If the salesperson utters more than three (3) sentences in a row - it's too much. The art of negotiation is the art of listening, finding common ground and moving to a solution that is a win-win 1. It was amazing at the continuing ed training this week with top Delaware real estate attorney Bill Ward, to note the number of realtors who no longer are working short sales in the northern Delaware and southeastern Pensylvania area. Yet national statistics are that 1 in 4 homes have mortgges that exceed their value. That number is expected to increase. Legislation has been introduced in Delaware to limit short sale negotiations to realtors. This is the time when fortunes can be made. With stable rental markets, low property prices, incredibly low interest rates, what else does a real estate investor need? While places like Miami, Las Vegas and Phoenix have dropped 70 percent in value and are phenomanal buys, there is opportunity on South East Pennsylvania and northern Delaware as well. Color - use light colors, keeping the floor and ceiling light as well as the walls. If you are installing hardwood, think about a light oak . Many of us in the real estate industry have counseled clients to take advantage of the looming tax credi deadline - but sales as we know them are not over once that day comes. I will be glad to see the blogs go away that are borderline scare tactics - the "buy now or be sorry later." Buying the wrong house for $6500 or $8000 is not a good investment, just as counseling first time buyers to look at buying a house as an "investment" is doing a disservice. Like people who slow down to gawk at a car accident their is part of us that gravitates to negativity. I love the concept however that our natural state is well being, as Deepak Chopra writes. At MFRET we believe in the value of a pre-list home inspection. We are committed to helping our sellers get a good one for a minimal amount . For the seller, a pre-list inspection can remove buyer objections from the start. During the inspection contingency phase of the sale, buyers will over estimate the cost of a repair.
