buying a home: I'll Sell You My Home IF I Get Visiting Rights! - 06/03/13 09:41 PM
I'll Sell You My Home IF I Get Visiting Rights!
My Buyers' offer came in a little low, but it was all they could afford to pay.  They loved the place.  It was perfect for them.  They wanted a place to run a few cattle and 3/2/2, didn't mind a gravel road and didn't want to have to work on it for a few years... it needed to be move-in ready.
The Sellers had lived there for many years, there were so many memories ties up in different things.. when they put the fence up, when they built the barn, grandchildren … (66 comments)

buying a home: Is it OK to Take Photos While Viewing Homes For Sale? - 03/26/13 02:09 PM
Is it OK to Take Photos While Viewing Homes For Sale? Well, it depends...
You have an appointment to view homes and you want to be able to review the homes later at your leisure.  Taking a camera and grabbing a few photos of your own sounds like a great idea. After all, the owners WANT to sell... they should encourage you to take photos if it will help sell the home, right?

BUT wait.
Don't just stick the camera in your pocket, or count on being able to pull your phone out and click a few images for yourself.  Practice good ettiquette … (87 comments)

buying a home: Can you tell me, "Will is the Sellers' Bottom Dollar?" - 03/01/13 07:43 PM
Will the Seller Take?

It's not unusal to get asked that question a dozen times a day, either on the phone or in person. If not that question, then some version of it.

Will the seller take $X for the property?   Is that price the bottom dollar price or will the seller negotiate? Will the seller take less for the property?
My answer to all of these questions is always, "The way to find out is to make an offer."

There's several variations to the same question.  These are fishing questions.  But just like … (8 comments)

Are You a Heart-Buyer or a Head-Buyer, Does it Matter?, Can You Change it? Can You Keep Them in Balance?

Talk about DEEP SUBJECTS!
There are lots of complicated subjects in real estate and plenty of complicated steps that must be done right, factual, technical, need for knowledge steps.  That's where your real estate agent steps forth and shines.  That's their part.
What I want to talk about today is not a technical, clear-cut, learn from the textbook, real estate topic.
I want to talk about what you are using to make your home purchase decision....and

Keep Sitting on the Fence and Watch Someone Else Get the Home You Want!

Are you a fence sitter?  In your heart, you'd really love to buy that home.  It's a good price, a good location, in good condition, the floor plan is perfect.

When you looked at it, something about it just made you feel downright happy.

BUT:

·  You don't want to think about having to sell your home that you're in now.
· You don't want to deal with the "moving thing".
· You don't want to deal with getting … (12 comments)

buying a home: It's Even More Important to Choose Your Lender Carefully These Days. - 07/10/09 12:34 AM
I had heard the horror stories of lenders dragging their heels to get to closing even after they had committed to a loan.  Well, I can speak from experience now.
This is for sellers and buyers in my area... please be aware that it's a lot tougher to finance a home these days.
We recently closed one of these nightmares.   It took the full 60 days to get to the closing and we had begun to wonder if we were going to get there at all.  Now that might not be unusual for some but it was totally unusual in this case.

buying a home: Strategy for Buying the House that You Really Want. - 01/21/09 06:55 AM
1. Contact your lender about financing and get pre-qualified for a loan.
2.  Call the listing broker/agent and ask about the house.  Is it still available?  What is the current asking price? Is the seller offering any concessions with that price? Is the seller willing to finance?  If the seller is not offering any financing, ask the broker if they can supply lender contact info.  If so, call  lenders and compare with the info from your lender that prequalified you on interest rates and terms.  Make an appointment to view the house.
3.  Be prompt to your appointment.  Bring a pad … (0 comments)

Today I’m going to go over the first three paragraphs contained in the Oklahoma Uniform Contract for Purchase of Real Estate.

buying a home: How Do We Go About Getting Property "Under Contract"? - 06/06/08 01:17 AM
How to get a property "under contract"?
I've been asked this question over the phone many times.
To place a home or land "under contract" begins with your offer.  Talk to the real estate agent about how much you want to offer for the property.  He/She can help you  by talking about what similar properties have sold for in the area. Sometimes people already know how much they want to offer.
The real estate agent will do your paperwork to commit your offer to writing.  An earnest deposit is made to show good-faith intention to complete the transaction.  It lets … (0 comments)

buying a home: Step by Step.....Getting to a new home purchase - step 2 - 06/09/07 09:51 AM
Ok, you've saved some money for a down payment, you know the general area where you want to purchase, you've visited with a lender and obtained a pre-qualification letter, what's next??
Make an appointment with a real estate broker!
These are things that you want to take with you when you go to the appointment:
Your pre-qualification letter. A list of things that you need or want in a home, such as number and type of rooms, whether one story or two, near schools, shopping, etc.  Anything particular that you need in a home such as extra wide door-ways or lower … (0 comments)
