I have been working with a lot of families relocating to Charlotte, NC and surrounding areas.
One of the many questions was focused on schools. Today I was working with a family and they were asking specific questions about the Union County Public Schools and their holiday schedule / calendar for 2013 and 2014.
I always find it best to share a link and allow them to do their own research for the questions that they have concerning the schools.
Today I was busy working with buyers and as I unlocked a house and we stepped inside we were almost knocked out by the smell of curry. No matter what room we entered the odor was there. It was definitely over-whelming and we finally had to leave.
The odor definitely helped to eliminate any interest by these buyers for this house.
After I got home I had to look up ways to rid a house of the odor from curry.
The Sellers received and accepted a full price offer!!
Yesterday the sellers handed over the keys to the new buyer at the closing table. The sellers were happy to move on to the next chapter in their lives and the buyer was ready to start her new life in this lovely home at 10001 Fairway Ridge Road, Charlotte, NC 28277. This is in the lovely golf course community of Raintree.

Recently an agent shared with me that she was holding an open house in an expensive neighborhood and two young guys walked in. I just took a new listing and the seller has replaced her old wood decking with Trex decking.

400 plus jobs. About 200 jobs will be hired from the Charlotte market. Average salary will pay over $106,000. On Monday during our Mastermind group everyone related that they had great showings on their listings over the week-end. It was discussed and discovered that the first wave of employees relocating to Charlotte were here over the week-end.
The next wave is to come through Charlotte this coming week-end.
Market report covering the past 6 months for their neighborhood. I included all actives, pendings, solds, withdrawns and expired. I also included those active/due diligence, contingent and conditional. Reviewed feedback from all showings. Reviewed days on market and expiration date on their listing. After doing all of the above I asked for a price reduction.

Today I am here at my office and working on two different files to prepare them for closing this month.
I have been busy reviewing the inspection reports for both houses and have sent the results off to the buyers. Am waiting to review the results with the buyers, so that I can complete the Due Diligence Request and Agreement. Once that is done I can get signatures and send off to the listing agent for one and the sellers for the other since it is a FSBO.
The buyers are thrilled to have found this house. They are already planning on paint colors for the inside and are going to paint around the windows and add shutters to make the outside pop.
This house is located in Matthews, NC. The buyers will be able to take their bikes and ride on the greenway behind this house ot ride into the town of Matthews. Matthews has week-end (4 comments)

Pay it Forward...House Sitting While Carpets are Cleaned. Today I met White Knight Steamer at the townhouse of a soon to be new listing. The seller has already moved and needed to get carpets cleaned before I list her townhouse. I met Danny at 1pm and he finished around 4pm.

On Monday I received a call from a new home sales representative that I had met last week while working with buyers. In fact...my clients wrote an offer for one of his inventory homes. This new home sales representative wanted to know if I would be willing to list the house of a couple who had stopped in to preview his houses and would need to sell their home before they could move forward. Promoting the sellers property with a great virtual tour is so important. It reminds me of the old saying " A Picture is Worth a Thousand Words" One of the ways that I market each and every listing is to hire a professional photograher to go out and shoot some great photos and to set up a virtual tour. I take a few shots to add to MLS when the listing first goes live, for I do not like to see a listing go into MLS without pictures. I then schedule the professional photographer to go out and take pictures. (17 comments)

My sellers just received their inspection report and were told...you don't have weep holes. The inspector is recommending that weep holes be added to this brick veneer front house that was built in 1987. Brick veneer is not structural; it doesn't support anything, including the roof.
