Many agents have heard the words "Well we can start high and drop the price later." The importance of pricing homes right the first time has always been an integral part of getting a home sold, even in a good market. Sellers who start out with a high asking price and then drop it later, usually become "old news." The initial flurry of activity that you receive when you first put a home on the market is not recaptured the same way that it would've been if the home had been priced realistically to begin with.
