Appraisals are changing per the guidelines required by Fannie Mae and Freddie Mac.
This is very important for sellers or those considering listing and selling their home.
Also important for Buyers.

As of September 1, 2011 appraisals will change drastically. We now must complete appraisals in what is defined as UAD or Uniform Appraisal Dataset format. This is a GSE Fannie, Freddie requirement.

New construction....why you need good representation with a good agent, inspector, loan officer...it takes a team.  There are no savings when it comes to not using professionals in one of the largest purchases of ones lifetime.
Once again, the builder sales people are not agents representing your best interests.  They represent the builder!  I'll say it again because there seems to be so much confusion here.  They represent the builder!  It's like using an attorney that represents the other party but will help you sign the paperwork.

The day my son left home was a day filled with mixed emotions.  Bittersweet.  This was not like leaving for college, when we knew he would be back, and his room remained HIS room.  This was the day he left home, and his room for the first time was really empty.   What would we do with this room?  So many things we could do with this room like make it an office, another guest room, paint the walls a different color, get new furniture, etc., etc., etc.

The Interest Rate Questions that I have Been Frequently Asked this week:
(A lot of verbalized- Pent up Demand and Desire for Buying a Home.)
"Have intersest rates gone up?"  Depends on what you mean by up.   Up to 11.75% where my interst rate was when I purchased in 1989?     No 
"Are interest rates near 5% now?"  Yes, they have been fluctuating a little...still an excellent rate to borrow on.  What are your credit card rates at?
"Do you think interest rates will be going up higher?"  Honestly....what do you think?
