key west: 1030 Fleming Street - Bank Owned - Key West - 12/01/09 07:36 AM
This may be the house you have been waiting for. Just listed, but not by me, 1030 Fleming Street t was built circa 1906. It looks a bit rough on the outside. I had a chance to see the inside a couple of years ago and was surprised at how good the inside appeared at that time. The above photos were taken at that time. It seemed to me that a prior owner may have done some extensive renovations without benefit of a building permit. This property is now Bank Owned. It is offered at the reduced asking price of $589,900 or … (0 comments)

key west: Nickeled & Dimed to Death in Key West - 11/24/09 11:23 PM
I got an email a few days ago from a reader. He apparently bought a couple of places in Key West that have been used a vacation rentals. He kept the existing property management company in place because of the excellent rental history. He said the property management company had been over-charging him. He asked me if I could recommend a reputable property management company. Our office does property management, but I am not involved in it. I don't make any money or receive any token compensation for referrals. So I have no financial stake one way or another if someone … (2 comments)

key west: 1410 Duncan - Key West - 11/23/09 03:58 AM
This is another one of those just listed but not by me posts. 1410 Duncan Street is located just across the street form the Tennessee Williams House located at 1431 Duncan Street. Tennessee Williams said this of Key West: "This is the most fantastic place that I have been yet in America. It is even more colorful than Frisco, New Orleans or Santa Fe. There are comparatively few tourists and the town is the real stuff. It still belongs to the natives who are known as ‘conks.’ Sponge and deep sea fishing are the main occupations and the houses are mostly … (0 comments)

key west: 1025 Thompson Lane - Old Town - Key West - Circa 1891 - 11/21/09 02:08 AM
The first day I arrived in Key West some 25 years ago was amazed by all of the neat old houses in Old Town. I only ventured to Casa Marina for a party that first trip. And other than driving past New Town, I don't think I really ventured out there until a trip in 1987. New Town did not amaze me. Back in 1984 many of the houses that look so damned wonderful today looked like a lot of the still "undone" or "non-restored" houses that still exist all over Old Town. There are not just as many of them … (0 comments)

key west: 730 Southard Street - Old Town Landmark - Key West - 11/13/09 01:55 AM
I have written about the landmark home at 730 Southard Street on several occasions and I have actually received both phone calls and emails from potential buyers that were genuinely interested in the property. But none of the contacts has yet resulted into a written offer from my buyers. It is time for someone that has "that vision thing" (a catch phrase used by President George H.W. Bush when he responded to suggestions he refocus objectives away from short term campaign objectives to look to the longer term). My suggestions: bring vision and lots of money. 730 Southard Street is one … (0 comments)

key west: Bank Owned - 1318 Duncan Street - Key West - 10/23/09 01:43 AM
A few years back when the cost of single family residential housing in Old Town Key West got to be nearly prohibitive for all but the super rich, several larger old properties and some former apartments were converted into condominiums. As the market heated up even those units started to get quite expensive. Such was the case of the four unit complex at 1318 Duncan Street. The main house was quite large and got divided quite naturally. The larger downstairs unit (1188 sq ft) became Unit # 1. The upstairs unit is 750 sq ft. It became Unit # 2. Two … (1 comments)

key west: Let's Celebrate! - 10/22/09 08:28 PM
People that read my blog are usually looking for a deal. I sometimes think we fail to appreciate how we get to certain points in our life and how the actions of people around us can make our lives richer or worse for wear. I just concluded another short sale from hell. My buyer made an offer in on a nice Key West cottage last February. Eight months later it closed. I won't bore you with all of the drama in between. But it is over and my buyer got a great deal. I want to give a shout out of … (4 comments)

Listen up! The very large waterfront (by Key West standards) home at 35 Sea Lore Lane on Shark Key (just up the road from Key West) just got a lot more affordable and a lot more interesting. This property is Bank Owned and the seller is serious about selling. This is how the listing Realtor describes this property: "BANK OWNED One of a kind Shark Key residence on arguably the most picturesque setting in the community. Enjoy the only home nestled along the waterline of the turquoise swimming lagoon & sandy beach together w/ panoramic views of sunrise & sunset. Strategically … (2 comments)

key west: Don't Be a Cry Baby! - 10/17/09 01:29 AM
At the bottom of almost every blog post I leave a comment as to how to contact me either by phone or email. I actually do get emails and phone calls from prospective buyers. I respond and we sometimes meet in real life. Most of these potential buyers have a dream of owning a place in Key West (why else would they contact me!). And most of those potential buyers have developed their own perspective of the Key West real estate market. The Key West Association mls website is open for anyone to use. CLICK HERE. It provides lots of easy … (2 comments)

key west: Casa Louisa - 622 Louisa Street - Key West Charmer - 10/13/09 01:49 AM
I tell buyers all the time you can never tell what is behind the facade of some of the houses in Key West. Preferred Properties just listed Casa Louisa at 622 Louisa Street, and boy did my remarks ever hold true. Gee Whiz! 622 Louisa Street is located at the upper end of the Duval corridor about 1 1/2 blocks east of Duval and 3 blocks from the Atlantic. So it is close to where vacationers want to be without being right in the mix. And that is the point. The place is quiet and serene and just so relaxing. When … (0 comments)

key west: La Casa Roja - 1403 Catherine Street - Historic Key West - 10/10/09 11:36 PM
Just listed by Preferred Properties Coastal Realty (but not by me) La Casa Roja at 1403 Catherine Street in Key West, Florida. La Casa Roja is the kind of home that you would expect to see featured in Architectural Digest or Coastal Living magazine. It is of that caliber. But you lucky readers get to see it here in my little blog instead, keywestproperties. CLICK HERE to see the before photo of this historic 992 square front home as it appeared five years ago with its white clapboard siding and chain link fence. If fit right into the neighborhood. key west: 1709 George Street - Short Sale - Key West - 10/08/09 12:14 AM
For those who think I only write about high-priced Dream Plazas, here is one that proves the opposite: 1709 George Street which was just listed as a short sale. Big deal, you say. Big deal, I say! A year ago this 4 bedroom 2 bath house with a beautiful pool and new kitchen and baths was priced at $675,000. It did not sell. Now it is a short sale and it is now offered at $350,000 or $258 per sq ft for this 1355 sq ft home that sits on a 44850 sq ft lot. The listing Realtor describes this house … (0 comments)

key west: 3 Aster Terrace - Key Haven Canal Property - Key West - 10/06/09 07:25 AM
Just listed, but not by me, 3 Aster Terrace in Key West's bedroom community of Key Haven. This is the area where many of the local Key West business owners and professionals live. Just about every house is located on a canal. And so it is with 3 Aster Terrace. Most of the houses were constructed in the 60's and 70's and many of those have been renovated. A large number of new "showy" homes were built at the north end of Key Haven at the beginning of this decade. Those houses are large and grand and pretty pricey. If you … (0 comments)

key west: 1305 Reynolds Street - Casa Marina Area - Key West - 09/28/09 05:26 AM
The house at 1305 Reynolds Street was constructed in 1976. The house is a CBS with what appears to be a stucco finish. There is a bit of gingerbread on the first floor deck and second floor balcony. The house is 1697 sq ft with two bedrooms and two and one-half baths. There is a little storage building by the pool that might make a a cute pool house. The pool is fairly large and deep. It gets quite a bit of sun. Part of the rear deck is covered so you can have your sun and shade too. The house … (0 comments)

key west: 1104 South Street - Casa Marina Area - Key West - 09/26/09 07:04 AM
Ernest Hemingway rented the house at 1100 South Street in 1928-1929. He completed his novel 'A Farewell to Arms' in that house. That location is just magical as you will note from the gigantic tree at the corner CLICK HERE. The new listing next door at 1104 South Street was built about 70 years after Hemingway left the neighborhood. But the enchantment of that location remains steadfast. 1104 South Street was just listed by Preferred Properties. The listing Realtor describes the one of a kind property this way: "This dramatic & stylish home in the Casa Marina neighborhood was designed and … (0 comments)

One of the interesting things about Key West real estate is the continued development of boat slips in the Key West area.
