Get Out of My Sandbox! - 09/19/11 09:16 AM
Get Out of My Sandbox, Really? In the major metropolitan markets in Oklahoma, Oklahoma City and Tulsa, cooperative real estate sales are the norm.  A cooperative sale involves two REALTORS, very often from two different brokerages.  One represents the buyer and one represents the seller.  We all agree to play nice and work together. Most real estate professionals in the Oklahoma City metro are members of the National Association of REALTORS (NAR).  As a member they can refer to themselves as a REALTOR.  They must also agree to abide by our Code of Ethics.  The Code of Ethics outlines our duties to … (3 comments)

You Must Check Out Italian Jim's & Bella Forte Glass Studio in Edmond! - 09/17/11 10:53 PM
This afternoon I stopped by Downtown Edmond to check out the 1st Annual Art Crawl with my daughter.  There were art demonstrations and shops to visit.  We were told that someone was blowing glass and Cassady wanted to see that for sure.  As we walked and talked along Broadway we saw a sign leading us into a restaurant to see samples of blown glass.  We thought that maybe we would find the glass blower inside, so we went on in.  Right away we were greeted and offered a tour by the owner.  The restaurant was Italian Jim's.  We were told that … (1 comments)

Oklahoma Homebuying 101, Home Warranty - 09/14/11 08:44 AM
Over the past few weeks I've shared information with you about the process of buying a home in Oklahoma in a series entitled Oklahoma Homebuying 101.  Today we're going to focus on one point of the contract that is negotiable, the home warranty.Item 12 of the Oklahoma Uniform Contract of Real Estate gives buyers the opportunity to request a Residential Service Agreement (home warranty) with their home.  According to Wikipedia, a home warranty is defined as a service contract that covers the repair and replacement costs of home appliances. The warranty generally covers equipment and appliances such as dishwashers, plumbing systems, … (0 comments)

Having an Inspection Can Save Your Butt! - 09/13/11 04:31 PM
For your protection, get an inspection.  That's what I tell folks buying a home all the time.  While having a whole house inspection is not a requirement for everyone buying a home in Oklahoma, (many relocation packages will require the house be inspected to qualify for the benefit) it is a service that I always recommend.  A whole house inspection in the OKC metro typically costs around $350, depending on the size of the home. Most of the time, the inspection goes very smoothly.  The inspector's report will identify a handful of items that should be fixed.  As your buyer representative, I … (2 comments)

You Are Fired! - 09/09/11 02:59 PM
Sometimes you just have to say, ENOUGH ALREADY!  You ever get pushed to that point?  I sure did this week.  I had to let a client go.  I fired him.  It's the first time I've done that as a REALTOR.For a few weeks I had been showing a guy homes in NW Oklahoma City.  During that time we toured at least twenty five plus homes.  I'd say if it was available based on his criteria, we saw it.  Heck, even if it didn't match his criteria, he wanted to see it.  You see, he wanted a lot of house for a little money in a very … (2 comments)

REALTORS Questions About Proposed Edmond Safety Center Answered - 09/07/11 06:01 PM
Today I had the opportunity to hear Edmond Police Chief, Bob Ricks, give a presentation on the proposed new combined Police and 911 Safety Center for Edmond.  Voters will be deciding on the issue on October 11.  Chief Ricks gave the attendees of the Edmond Board of REALTORS luncheon a brief history of the current police facility in Edmond.  We learned that the original building was built in the 1960's and was designed to service a population of 34,000 with 49 sworn officers.  Along the way the facility was adjusted to meet the needs of a growing community.  They added a second story … (1 comments)

Jill of All Trades; REALTOR, Stager, & Estate Sales - 09/06/11 04:32 PM
Sure, you already know that I'm a REALTOR.  My primary focus is selling residential real estate in Edmond and NW OKC.  So, if I told you that I worked on Labor Day, you probably would guess that I was out showing homes.  You would be wrong.  You see, it's so much more than the house.  I also help folks by staging properties and facilitating estate sales to help deal with all the STUFF inside the house.  Those are a couple add on services that have evolved as my business has grown and exactly how I spent my Labor Day.  I guess you … (2 comments)

Are Doorbells a Thing of the Past? - 09/04/11 06:45 PM
Are Doorbells a Thing of the Past?   I really hope I'm not dating myself.  I remember a time when, if you were visiting someone's home you would walk up the sidewalk, approach the front door, and ring the doorbell.  You'd then take a step back and wait for the homeowner to answer the door.  Do you remember?  I think it's possible that we have lost that simple social skill.A few weeks ago my daughter moved out to attend college.  She left behind several things that I have been selling slowly but surely on Craig's List.  Among the folks that have … (7 comments)

Calling All Foodies! You'll LOVE This New Store in OKC! - 09/03/11 09:56 PM
I work with a lot of people that are relocating to the Oklahoma City metro.  When I do, one of my very favorite things to do is to give them a tour of the area.  Interestingly there is one pretty common question, "Where do you shop for groceries?"  I'd usually point out one of the big box super centers.  Most folks are pretty stunned to know that in Oklahoma, we often buy our groceries at the same place we get our oil changed.
Today I ventured over to NW 63rd and May to see what all the fuss was about.  Sunflower … (1 comments)

Oklahoma Homebuying 101, Representation - 09/02/11 09:55 AM
How are you being represented?  As you focus on the search for a new Edmond home and mortgage this is a question many don't even consider.  You're worrying about yard sizes and interest rates, right?  You know what?  How you are represented in the real estate transaction is VERY important.
In the state of Oklahoma, there are two ways you can be represented in a real estate transaction; by a Single Party Broker relationship or a Transaction Broker relationship.  There's a pretty big difference in the two.  I like to say that being represented as a single party is like having … (0 comments)
