This Realtor Gig is Hard Work! - 07/28/11 06:04 PM
This Realtor Gig is hard work!
(but I love it) and the more I learn the more I understand the effort required. Don't get me wrong I am not complaining but I may have entered the resale industry blithely with no real understanding of the demands placed upon the individual particularly if you wish to excel in this business.
This year one of my goals was to learn and master the skills needed to become the community expert (more easily said then done.) In pursuit of this goal I have been assisted by a coach, a mentor, other Realtors and … (44 comments)

Riverside Local Flavor - A Sunday Morning at the Market - 07/21/11 06:01 PM
Riverside Local Flavor - A Sunday Morning at the Market

Visiting one of the Riverside Certified Farmers Market was my goal this past Sunday. If you are looking for something new to experience then join the vendors and customers at the Tyler Galleria Certified Farmers Market every Sunday from 8:30 am - 12:30 pm. I found it great fun to be outside, before it gets too hot, mingling with others interested in local produce and the wares of talented artisans. I highly recommend a visit, as you stroll around the various tents you'll find yourself enjoying the day and … (8 comments)

My Docusign Experience - 07/19/11 09:26 PM
My Docusign Experience
This tale begins on a dark and rainy day in Southern California. Our winters usually consist of colder temperatures and rain from January through March. Yet this year we were faced with unprecedented rainfall. Of course we were happy to see the rain as the summer before we had faced drought conditions through out the Inland Empire. Yet this rain was relentless! Record breaking rain from Los Angeles through the High Valley Cities.
I lived in a tract community built in Perris surrounded by the San Jacinto mountains to the west and low lying ranches to the east. … (4 comments)

New REO's Hitting the Riverside Market

101 New Listings (40 Standard Sales--- 35 REO's ---25 Short Sale)
51 Homes Closed The Riverside real estate market is heating up with the summer time temps. We have an active market reflecting an interesting mix of standard sales, short sales and bank owned (REO) properties.
Standard Sales - Homeowners with equity have entered the market however they face strong competition from REO's and short sale transactions. The important trick for homeowners is to be priced competitively. The worst thing that can happen is to have a standard sale languishing … (0 comments)

Tips on Winning in a Multiple Offer Situation - 07/16/11 05:50 PM
Tips on Winning in a Multiple Offer Situation
How much was the other offer? If you have been on the side of the buyer who did not win the home in a multiple offer situation this is a question you may have heard or asked. It's difficult not to second guess yourself at this point but when armed with the correct information you will eventually write the winning offer.
Unfortunately today we received the news that our offer was not the winning offer. The sellers selected a cash offer above list price. (You really can't blame the seller for wanting to … (11 comments)

Why would I hire me? - 07/10/11 03:19 PM
Why would I hire me?
This thought provoking question forced me to evaluate myself as a new client would upon our first meeting.  What separates me from all the other Realtors in my area?  Well I have been pondering over the answer for several days and it helped me to identify my personal value proposition.
When employed by a larger brokerage this was a phrase we often heard and was casually sprinkled into conversations to impress others. We were even provided with a value proposition which somehow never rang true for me as it was not based upon my beliefs or … (5 comments)

Short Sale Fable & the Relationships We Build - 07/01/11 06:18 PM
Short Sale Fable & the Relationships We Build
Today marks the end of a nine month journey - A short sale transaction. The buyer is moving into a new home and the sellers have moved out from beneath the burden of a mortgage they could no longer carry. It's a bittersweet victory and a tale of perserverance. A modern day fable with a happy ending!
Slow and steady moved the tortoise in the old tale about a fast moving hare and his slower opponent. Well that is how this short sale progressed. Two steps forward and one step back (although sometimes … (7 comments)
