Not all communities in Seminole County have Home Owner Associations, but, there are a good portion that do. When I work with a client who is ready to buy a home, it's important to know if they want to live in a "deed" restricted community or not. If they want a community with a Home Owners Association, I then suggest that they be prepared to read a copy of the deed restrictions and covenants for the community in which they hope to buy in. If all goes well and Tropical Storm Fay stays away, a listing I have in St. Johns Landing in Winter Springs, Florida, will close this Friday. The Buyers have had inspections, the home has appraised, the package has been delivered to the title company and one of the family pets has been given up for adoption... Yes...you read that correctly. In order to move into the community, the Buyers had to put one of their pets up for adoption. I have a beautiful home for sale in Winter Springs, Florida at 103 St. Johns Landing Drive. The same agent, Patty Willis, who works with another local Real Estate company in the area, has shown it to two different sets of clients in the last few weeks. In arranging for showings and gathering feedback, Patty has been a delight to talk with each time. She is professional, courteous and sincere in her comments and suggestions.

With gas prices being at an all time high, I have collaborated with four other REALTORS to host a Community Open House this weekend in one of my all time favorite Seminole County communities: St. Johns Landing. "STOP or I'LL SHOOT!!".... O.K., so maybe I'm exaggerating just a tad bit! Just recently, I was scheduled to host an Open House in St. Johns Landing, a gated community in Winter Springs, Florida. Just as I was about to slide my handy-dandy "Open House" sign into the ground at a nearby cross-street, I was immediately hollered at by one of the fine code enforcement officers of Winter Springs...who had a few other signs in his hand that he had just unearthed as proof mine could be next!
