winter springs: Read the HOA Docs Before Buying: You May Change Your Mind - 12/14/08 12:52 PM
Not all communities in Seminole County have Home Owner Associations, but, there are a good portion that do.
When I work with a client who is ready to buy a home, it's important to know if they want to live in a "deed" restricted community or not. If they want a community with a Home Owners Association, I then suggest that they be prepared to read a copy of the deed restrictions and covenants for the community in which they hope to buy in.
Often times, it's more efficient if the Buyer reviews the restrictions BEFORE writing an offer on a property...especially if they have specific questions...such as the number of … (3 comments)

winter springs: Plan a Play Date for Your Pooch at Winter Springs or Sanford Dog Park - 11/24/08 05:54 AM
For those of us with pooches that are members of our family, finding a home near a Dog Park is not always an easy task.

In Seminole County, which consists of Lake Mary, Longwood, Sanford, Oviedo, Winter Springs, Altamonte Springs, Casselberry, Fern Park, Geneva, Chuluota and portions of Maitland, Apopka and Winter Park, there are only two Dog Parks...one in Sanford and one in Winter Springs.
Now that the weather is cooler, I'm sure your pooch would appreciate a play date at either of these two Seminole County parks.

winter springs: The Power of Virtual Tours and How One Helped Me Sell A Winter Springs Listing - 08/28/08 07:21 AM

As you might recall, I listed a home in St. Johns Landing in Winter Springs, Florida earlier this year for $750,000. This custom home featured five bedrooms, four and one-half bathrooms, a gourmet kitchen, stunning hardwood floors and a salt-water pool that was showcased in a local pool builder magazine.

Although only in the home for two years, the Sellers decided to move to Pennsylvania for a job opportunity and with seven other homes for sale in the community, knew that they needed an agent who was savvy with Internet marketing and also experienced in the luxury market. Thankfully, they hired … (3 comments)

winter springs: Ask for Permission or Beg for Forgiveness? - 08/20/08 01:59 PM
If all goes well and Tropical Storm Fay stays away, a listing I have in St. Johns Landing in Winter Springs, Florida, will close this Friday.
The Buyers have had inspections, the home has appraised, the package has been delivered to the title company and one of the family pets has been given up for adoption...
Yes...you read that correctly. In order to move into the community, the Buyers had to put one of their pets up for adoption.
Like many other communities with a required Home Owners Association, the documents for this particular HOA indicate that there are only two (2) pets per household … (18 comments)

winter springs: Cooperation Means Just That! - 06/14/08 02:16 PM
I have a beautiful home for sale in Winter Springs, Florida at 103 St. Johns Landing Drive.
The same agent, Patty Willis, who works with another local Real Estate company in the area, has shown it to two different sets of clients in the last few weeks. In arranging for showings and gathering feedback, Patty has been a delight to talk with each time. She is professional, courteous and sincere in her comments and suggestions.

Tonight, she called to ask me a favor...she said that one of the clients she showed the property to last week is interested in seeing it again … (8 comments)

winter springs: Ten Reasons to Choose a Seminole County City for Your Next Address! - 06/10/08 12:33 PM
I've lived in Seminole County, Florida for more than 30 years! Many people ask me why I've not ever considered moving my husband and two boys to another County in Florida (or out of Florida for that matter), and the answer is simple...Seminole County has so much to offer that there is no reason to leave. Here's why I've stayed in Seminole County and why you should consider moving here too:
1. The School System is Award-Winning
Seminole County Public Schools scored higher than other school districts in the areas of reading, writing, science and math. As a matter of fact, … (1 comments)

winter springs: Seminole County Community Spotlight: St. Johns Landing - 06/05/08 01:32 AM
Welcome to LaShawn Norden's "Seminole County Community Spotlight"
This week, I would like to share one of my favorite communities with you, St. Johns Landing.

Saint Johns Landing is a small community of only 31 custom-built homes on the banks of Lake Jessup. Most of the homes were built in the late 1990's and early 2000's by some of the most reputable custom homes builders in the area. Homes range in size from 3,000 square feet to over 4,200 square feet. Approximately one third of the homes have frontage on the lake and several of those homes have their own … (0 comments)

winter springs: "Sorry miss, you can't put a sign there!" - 04/21/08 04:35 AM
"STOP or I'LL SHOOT!!"....
O.K., so maybe I'm exaggerating just a tad bit! Just recently, I was scheduled to host an Open House in St. Johns Landing, a gated community in Winter Springs, Florida.
Just as I was about to slide my handy-dandy "Open House" sign into the ground at a nearby cross-street, I was immediately hollered at by one of the fine code enforcement officers of Winter Springs...who had a few other signs in his hand that he had just unearthed as proof mine could be next!
When he approached, I kindly asked if I could "please" keep my Open House sign out for … (14 comments)

Selling or purchasing a home can be exciting and scary at the same time! The goal of my blog is to educate Central Florida Buyers & Sellers about the Good, the Bad & the Ugly things that can happen in a real estate transaction! As an advocate for consumers in Orange, Seminole and Volusia County, I especially enjoy working with first-time home buyers, relocation buyers, sellers of distressed property and luxury home sellers. Native to Central Florida, I'd welcome the opportunity to be your advocate too!
