The new pedestrian friendly urban village in Myrtle Beach, South Carolina offers shopping and dining within walking distance of the townhomes. It opened up on April 3rd with 3 excellent restaurants and the fourth opened over this weekend. The food and service in each and every one is top shelf. I have been fortunate to dine at each one. If you are planning to travel to Myrtle Beach this year, be sure to stop at the Market Common and enjoy lunch or dinner at any of the restaurants below. You will not be disappointed. Gordon Biersch Brewery - Great for pub food and unique brews. Try the Artichoke Dip in a Breadbowl or their signature 'Garlic Fries' Travinias - The table height bar is truly unique, but the food is what is truly memorable. I had the ravioli in Alfredo sauce which was superb. PF Chang's - Chinese dining at its best. The lunch bowls for $8.50 are amazing and the lettuce wrap appetizers with their 'make it yourself' dips are fun and tasty. Tommy Bahamas - The service is excellent and the food is delectable. The Mahi Mahi was very spicy, but that is just what I love. The coconut cake slice was so large that all in my party were able to enjoy it. The open wall on a balmy night made me feel like I was dining in the tropics. If you haven't been to Myrtle Beach in a while, you will be pleasantly surprised to see how the former Air Base has been transformed into this Urban Village. Hope you plan on visiting soon... The stores are all open and the traffic is great. We have almost sold out on Phase I of our Live/Work Townhomes and are taking contract deposits and reservations in our Phase II and Phase III. Lots of shoppers can be seen strolling down Howard Avenue wandering in and out of the upscale stores that line the street. Many of them have made purchases, too. It looks like the UrbIan Village is going to be a huge success. We had a seminar via 'video' from Tom Hopkins, a recognized guru for successful sales techniques. It was very informative and I took away many new ideas which will help me be more effective in converting clients to buyers. One I wanted to share with you is the acronymn NEADS. It is very helpful in organizing your interview to determine if the potential clients are serious. N - What are they in Now? E - What do they Enjoy about their place? A - What would they Alter (Change)? D - Who is the Decision Maker? S - What Solution can be made? I start by asking where are you living now? What do you enjoy about your current home? Is there anything you would change about it if you could? Are you able to make a decision, if we find a property today? Let's talk about how we can make this happen. Hope this is helpful... 
In March I wrote a blog expressing my frustration at the fourth extension that the buyer's agent had requested from my seller. The closing has yet to occur and the 7th extension has been written. The new extensiopn will expire on May 20th. Can you imagine? I think this may be a record among realtors. Should I contact Ripley's to see if it is a record world wide? Possibly. What is truly amazing is that it is a CASH deal!! Anyway, the saga continues. You may see another blog on this one if it doesn't close on the 20th. If anyone has any suggestions on how to avoid this in the future, I would greatly appreciate any and all... 
I just received my first listing referral from an Active Rainer. What a great site this is. I am always amazed when a site like this is born. Imagine all the connections that exist and how valuable those are to all of us active bloggers. The new urban village, Market Common, located on the former Myrtle Beach Air Force Base, has been well received by thousands of tourists and visitors during the first few weeks of its opening. Most of those strolling through the streets are amazed that this 'mini' town has sprung up in such a short time. The upscales shops, great restaurants, new wave grocery store and 14 screen cinema are appreciated by both the tourists and locals. The most often heard comment is 'I can't wait to sell my home/condo and move down here - it's awesome.' The Crabtree Gym is undergoing a major 6 million dollar upgrade which will include an Olympic size pool and state of the art exercise equipment. It is centrally located in this urban village and easily accessed by the new inhabitants of this community. This is a great condo in Garden City, South Carolina. I was amazed at how few condos are on the market in Seasider since it is one of the older buildings. I believe the owners have made this a friendly, welcoming vacation spot that they always look forward to. Hopefully, the new buyer will enjoy this part of the beach as well as the current owners.
