Take the kids to see the Frog Price thru Saturday or check out the Aretha Franklin Tribute or the Seattle Philharmonic Orchestra later on this month.

City Park, New Orleans is a gem and have you seen the cemetaries?
Imagine 1300 acres right in the City of New Orleans!  I read that $17 million dollars was donated to bring the park back from its ruins after Katrina.   This park is so beautiful with ancient oak trees, the Museum of Art and a Sculpture Park. If you have considered going to New Orleans - just do it!  We will be going back next year for their Jazz Festival.
I just loved my 7 nights in the Gulf Coast area, the people were so friendly and shared their stories of Katrina with us.

It feels like I could shoot to the moon easier than I can get reconveyances out of some companies.
The transaction in question closed last August and it was a Short Sale with a 1st and 2nd with the same company.  I track my own reconveyances at no fee to the customer and when I still didn't have the reconveyance by January, I wrote to the company to ask them when I could expect the Full Reconveyances.
My first thought is that they had no intention of clearing the Deeds of Trust with Full Reconveyances (some loophole in their short sale … (1 comments)

The new Safety Cameras have "caught" me making a right turn on a red light!Imagine my surprise when I opened up an envelope from the Federal Way Police Department to find a "COURTESY WARNING NOTICE" complete with photographs of my "infraction".   I thought they were going to ask for a donation, but they did not.  This is a warning only but the letter lets me know that this "infraction" carries a penalty up to $250.00.  The photo's in the notice clarify to me that I did stop first, but perhaps it wasn't long enough (have you ever heard of a California … (4 comments)

Listing Agents:  You can save your sellers hundreds of dollars when paying off an FHA loan by making sure that their closing is scheduled for the 3rd week of the month.
You see, FHA has language in their Notes that says "Borrower has the right to pay the debt evidenced by this Note, in whole or in part, without charge or penalty, on the first day of any month".

Today marks the Winter Solstice for 2009.  What this means for us in the Pacific Northwest is that the sun rises at 7:55 a.m. and sets at 4:20 p.m., which gives us just 8 hours, 25 minutes and yes, 15 seconds of daylight on this day.
The Winter Solstice is full of tradition and history dating back to ancient times.  I for one am glad to be back on the upswing into
the daylight for 2010 - leaving the darkness behind us for another year.

When does "Closing" actually take place?  So often this word is used when referring to the signing.  The NWMLS Purchase and Sale Agreement defines it as the date the closing documents are recorded and proceeds available to the seller.If your property is located in the State of Washington and the buyer is getting financing, this is what the process might look like on the day of closing:

Loving the Senior Citizens Property tax Exemption, or are you?  It depends on whether or not you are the owner, receiving the exemption or the buyer about to purchase the property.
There is something that all buyers should be aware of when purchasing property in King County, Washington that is currently being taxed with a Senior Citizens Exemption.  The County will remove the exemption based on the date of the Statutory Warranty Deed and then bill the buyer.  In the past, I have heldback the anticipated additional tax at closing and then coordinated with the County after closing and paid the … (0 comments)
