What was interesting is that someone put the word on the board - Google.
A word we all know on the internet.
I said "you can't use that word!"

TODAY'S TIDBIT OF HISTORY: Many curious Americans think of Alan Shepard as the first man in space.  However, a Russian Cosmonaut named Yuri Gagarin beat Shepard into space by a month.  
April 12th, 1961, Yuri Gagarin was the first person in space, making a 108-minute orbital flight in his Vostok 1 spacecraft. Newspapers like the one above highlighted the accomplishment.

As I stood in line at the little convenience store down the street because I was out of eggs this morning, I could hear the cheerful checker with her PERKY voice saying "good morning, how are you" and she made a suggestion to the man in line about how he could use his debit card to buy a power ball ticket if he spent a certain amount, and then she proceeded to suggest products to him that he might be interested in.  The next main in line, she again did the same thing.

Grand Opening Prudential Verani Concord, NH
Yesterday, Friday, February 4 we all celebrated the Grand Opening of our new Prudential Verani location in Concord New Hampshire.
The new office space is wonderful, ideal location, with plenty of parking! 
The afternoon was celebrated with Prudential Verani agents, cooperative brokerages and ancillary professional companies.
A Prudential Ice Sculpure and Champagne Fountain... took the cake (no punn intended).
Other wonderful goodies included shrimp, chocolate fountain, open bar, beef wellington... you name it!

We've Come A LONG Way in Real Estate in Southern New Hampshire.
Does anyone remember in the 80's when there was a big book that was disseminated to the real estate agent/office once a month from the multiple listing service.
This book was printed & published in black and white AND was only available to you if you were part of MLS. It was the only thing available for searching for the "perfect" home for your buyer.

How to keep warm in the cold in Southern New Hampshire:
As native Alaskans have told me, you can freeze to death faster than you can starve to death.
Many of my friends in Brookline, Hollis, Wilton, and Temple heat with wood.  Wood is hard to regulate in regards to a controlled temperature in every room.
Even for those of us with fossil fuel heating or other types of heat prefer to keep the temperature down at a cool 60 to 62 degrees this winter to conserve on costs.  Conserving energy helps to be "Green."

This time of year Christmas goodies are always fun to eat, but I like to eat out year round.  My real estate friends, colleagues and business partners all enjoy finding wonderful little quaint places that don't cost a lot.
I seem to find places where I can have a lunch sit down meal and walk out only spending $6.00 or $7.00 dollars.

Getting Hung Up On Titles Doesn't Help You Sell Real Estate In Hollis, Brookline or Nashua, NH.
It still amazes me to read real estate bio pages that go on and on and on and on... about... titles.
They are a CDPE, CRS, SRES, ABR, you name it.... and the ultimate is "top producer" or "million dollar producer..."  (If a house costs a million that's not saying much.)
Oh, don't get me wrong, I think it shows credibility and in a signature file or at the bottom of the page, titles are A.O.K. in my book.

As the year 2010 comes to a close I try remember and embrace my valued client base.
At the end of the year I like to make a copy of the past years clients HUD Settlement Statement and mail it to them with a little note that says, "just in case you cannot locate your HUD for tax purposes, here's a copy..."

Recently, I went on a listing appointment in Hollis New Hampshire and spent a few hours learning about the sellers home and listening to what he had done in the way of improvements.
What I realized, not only with this homeowner, but with many others is that they are confused about home maintenance that is necessary to keep the current market value of their home but what it considered an overall "improvement" that actually adds value to the home.

The New Hampshire real estate market experienced a downturn in third quarter as transactions dropped sharply as compared to 2009,  Both single family homes and condominium sales were soft however prices continued to stabilize.
Third quarter market statistics represent the "summer market" which is typically a slower market.  It is important to review and understand the previous years activity over the same time period.  The peak activity for transactions and average sales prices over the last four years occurred in 2007.

At a recent convention we debated about whether or not a strong large conglomerate brand presence was/is necessary to be successful in this marketplace.
At one point I was with a large branded company that does extensive advertising.  
Do you need marketshare compilated with brand image?  
Personally, if you have been in the business for awhile, I feel that people to business with YOU not the company.

In this market I find that the sellers expectation of me is great and extends well beyond what my usual and customary real estate service would include.  For example, I find that I have to coordinate their move, assist them in cleaning the house, meet vendors at their home to complete specific "fix its," help them paint, stage, etc.  One retired seller recently called me and told me thay were bored and wanted me to take them to lunch.  Does anyone else experience this or have some weird stories to share!

As a busy real estate professional I've found the most "bang for my buck" in advertising is video.  Non-linear digital video editing use to be hard.  I worked for a technical company known as Teradyne in the 80s and trying to splice video with antiquated software could take weeks.  Ah, those are the days I don't miss.
Anyway, I'm a real estate agent now, still fascinated with video, love youtube, and I have recently discovered a new gadget called "FLIP."
Every real estate agent should own one! WHY?

My charger to my cell phone broke - the wire became loose and it just would not charge my phone.  So I went to the cell phone store today and found that a replacement for the charger would cost $29.98.
After asking a few more questions, they told me that I was entitled to a "phone upgrade."  Mind you... they don't call you after a year and let you know as a courtesy that you can upgrade, you have to wait until something breaks to figure it out - duh.

There is so much "hoopla" and "to do" in the news about the hault to foreclosures?  Why?  Because back when all the subprime, interest only, and creative hybrid loans were being written, the paper was sold to a multitude of investors after the close that nobody could keep track.  Even now, I see one mortgage company taking the loan, the final investory being another, and then the client is told at the closing table that their loan will be sold within a month or so... the beat goes on.  Where does it end!?
