beach house: Are We at the Bottom of the Malibu Real Estate Market? - 09/11/09 05:37 AM
I going out on a limb here an claiming that the later half of 09 will be the "bottom of the market" for Malibu real estate. Why? Condos have been slashed. The unit for $499k on the third row of the Malibu Vilas is a significant chop and a great value. I've seen a few Malibu beach houses sell at close to half of their original asking price. There are real investors out there that know it's the right time to buy and they are coming out of the woodworks with cash. Trust me on this, I get 3 calls a … (0 comments)

beach house: What You Need To Know About Home Insurance In Malibu - 11/26/08 04:12 AM
<!--StartFragment--> Luxury Home Insurance
Just as elite and expensive cars require special insurance, so too do the luxury homes of Malibu. From an insurer's point of view, however, a house isn't a luxury home just because it came with a high price or an enormous amount of square footage. Instead, a luxury home must have one or more of the following features: fine architectural detailing or uncommon construction details, high-quality construction, significant age, and contents that include fine art, collectibles or antiques. If your home meets this description, you should be shopping for a luxury home policy.
While all luxury home … (0 comments)

beach house: How To Attract Buyers....Offer a 7.5% commission on a $10,495,000 house! - 07/04/08 05:23 PM
Most agents go into a listing appointment hoping for a 6% commission but will often get the contract signed at 5%. In areas like Malibu and other expensive communities, it's not unusual for the commission to be 4% on homes that are $6,000,000 or more. This beautiful home on Broad Beach not only offers an exclusive address right on the sand, but a whopping 7.5% total commission with the buyer's agent receiving 5%! If the house closes at the asking price the agent who brings the buyer will walk away with close to $250,000 AFTER the split (based on a 50/50 … (0 comments)

beach house: One Less Beach House On The Market In Malibu - 07/04/08 05:21 PM
A home (more like a funky shack) at 21106 Pacific Coast Highway burned down this morning. The house was listed for sale at $2,595,000 and had been on the market for almost one year. The blaze scorched both neighbors homes on either side. Here is the extensive MLS description..."Original beach shack bring your hammer." Yep, that sums in up. It's a fixer. I mean was a fixer. Below are the "Before" pictures.

And After

The home was listed with Steve Karsh of Malibu Surf Realty.

beach house: Getting International press from a free blog! - 05/25/08 04:07 AM
On March 8th I posted an article on my free Wordpress.com blog about a new record price being set for a monthly rental in Malibu. (click here to read it)The L.A. Times read it and called me to do an article on leases in Malibu and ran it on March 24th on the front page. I did say that Malibu was resilient to economic downturns in the … (1 comments)

beach house: What you need to know about internet real estate marketing - 01/20/08 08:37 AM
Here are the top ten sites for December. Realtor.com is leading with Trulia recently passing up Zillow and looking to gain ground. Why is this important? Because everybody starts online when it comes to finding a home. 85% this year will and I estimate that the number will rise to 95% in next few years. Realtor.com gets 5 million hits alone each month. If you are going list your home you better have an agent who has a foot in the internet arena. I personally have my listings at 4 of the sites mentioned above. One advantage Prudential has is that … (0 comments)

beach house: How Many Photographs Did Your Agent Upload To The MLS? - 01/13/08 02:00 AM
If the answer is less than 20, you may want to consider someone who takes the marketing of your home more seriously. 1 Photo = 70 Days on Market (DOM) 6 Photos = 40 DOM 16-19 = 36 DOM 20 or more = 32 DOM Let's now talk about the how it affects the sales price. Guess what? Listings with fewer pictures sold … (9 comments)
