Halloween is a fun time of year for all and Benicia and Vallejo both participate in great ways.  From costume parades at local schools to afternoon trick-or-treat events at locations such as Southampton Shopping Center , to the Benicia annual Costume Contest and Parade this Saturday, there is something for everyone.

Mikes commentary is right on the mark. I'd add that a critical ingredient is hiring a strong property manager. Property management is NOT for novices.

According to a new report by Inman, Vallejo ranks 5 in the United States in cities with the largest drop in home prices over a 5 year period.  This translates into a great buying opportunity, which, in turn translates into more rental homes available in Vallejo.

Why we require Renters Insurance in our Benicia and Vallejo rental homes
Yes, we do require all renters to obtain renters insurance as a lease requirement and as a pre-condition to getting keys to the rental home.  We do this for all of our Benicia and Vallejo rental homes.

We sometimes get asked "why" so I will briefly answer this by explaning some of the things that renters insurance typically covers.  Basically speaking, renters insurance covers two categories- contents and liability.
