A. Following a successful short sale your mortgage will be reported on your credit score as either paid or negotiated, lowering your score as little as 50-100 points  and affecting you for only 12 to 18 months.
After a foreclosure, however, your credit score can lower as much as 300 and usually at a minimum of 250 points and affects your score for over 3 years.

[09] below $149K [17] bet. 150K-$199K [17] bet. $200-$249K [14] bet. $250K-$299K [04] bet $300K-$349K [03] bet. $350K-$399K [01] bet. $400K-$449K [01] bet. $450K-$499K Average Sales Price: $226,305 These numbers are shocking as the homes that are now selling in the $200K are the homes that were selling for close to a 1/2 million dollars a few years ago. This is a GREAT TIME TO BUY real estate.

Foreclosure increased in the third quarter of 2011. November statistics show a new set of foreclosure entering the market in early 2012 as REO's [bank owned] and Short Sales, partly due to servicers lifting the voluntary “foreclosure freeze” implemented in late 2010 as a result of the robo-signing scandal.
The overall increase has resulted in the number of foreclosures in process increasing to 4.1 percent of the overall portfolio, or 1,327,077 loans, at the end of the third quarter of 2011.

According to statistics from the Center for Responsible Lending, 2.7 million homeowners who acquired a mortgage between 2004 and 2008 have lost their homes to foreclosure.
It is estimated that 3.6 households nationwide remain in serious default and in jeopardy of losing their homes.
Other conclusions show that Florida leads the entire nation with 17.4 first mortgages on primary homes that are in a delinquent status or in the foreclosure process.
