The stock market was on an absolute tear last week driving money out of bonds and into stocks which pushed up stock values and interest rates. The rates below 4% are already old news for many lenders and clients who procrastinated are now looking at 4.25% according to Freddie Mac data. This week is going to be huge for the market. There are earnings being reported from large banks like Citi and Goldman Sachs, not to mention a full calendar of economic date being released.

Are we starting to break the downward trend or is this recent rally in the market and bump up in rates just a blip on the charts? After rates touching under 4% as a national average on a conventional mortgage, according to Freddie Mac, the stock market is in rally mode and rates have started the move towards 4.5%. Still an amazingly low rate but if you were one of those people floating your mortgage rate in hopes of that magical 3.5% you might have wished your way right back over 4%.

Once again we have reached that time. The first Friday of the month is almost upon us and with that comes the county's unemployment report. This past Thursday we had some promising numbers with the continuing jobless claims taking a larger than expected drop. The question remains, how will we recover from the horribly flat jobs number last month? We are coming off the worst quarter for the stock market since the crash in 2008, and with the European debt fears it won't take much to send us back towards a double dip recession. But let's stay positive people.

I looks as if we will have some significant hang over from the horrible jobs number on Friday. ZERO jobs created in the month of August on the heels of Verizon laying off 45k through the strike and employers fearing the mess that Washington was creating with the debt ceiling disaster. All in all, it was a mess of a month for the labor market.

This week looks to be more of the same choppiness in the stock market, with perhaps a little less volatility. There is a lot of continued uncertainty in Europe with their debt issues and the reality of a global slow down has pushed investors into gold and bonds. The silver lining in all of this is that we continue to have downward pressure on interest rates and they remain at historic lows.

Last week was absolute insanity in the market. Up down around. Trillions upon trillions of dollars of market capital was lost. The aftershocks of the debt downgrade, Euro debt fears, and the realization of an overall global economic slow down drove the volatility through the roof.
The fed last Tuesday vowed to keep the rates low until the middle of 2013. This was a change from what they had previously stated or didn't state with their "extended period language".

Last week we saw a lot of volatility in the market working both up and down. We are seeing some investor bond buying which is helping to keep the mortgage rates low. The market seems to be stuck between two polarizing forces. Last week we saw a run up in rates until we hit the wall of weak unemployment report on Friday morning. In fact the report was miserable with only 18,000 jobs created in the month of June. The market continues to run scared on the fears of a spreading European debt crisis, and a slow down in the global economy. Last week saw a very volatile week in the market but it ended with some better than expected durable goods orders and .1% higher on the final 1st quarter GDP numbers.

This week is jammed packed with economic data that could really move the market and effect the direction of interest rates. We are coming off of 6 straight down weeks in the stock market and this has happened since right after dot com bubble and 911. This week is a very light calendar week of economic data and reports. I think that's probably a good thing, the markets need to digest the plethora of bad data last week. We had much weaker than expected manufacturing and factory data and then we were wall disappointed by Friday's unemployment report. I like when my forward looking predictions are correct because it makes me seem credible to my readers, but there is nothing to boost about when it comes to a report like that.

Last week saw another round of soft economic data. It seems clear that the global economy is seeing a bit of a soft patch. Below is "The Morgage Buddy" rate outlook for the week. I don't have a crystal ball. I use economic data and market trends to hopefully give some educated insight into the potential dirction of the market and mortgage rates.
This week's mortgage market environment looks to interesting to say the least. We have been having a string of week economic data reports the past few weeks and it's showing in the bond market with increased buying and now the stock market is starting to pull back as well. Today was a wild day in the stock market, especially for those who follow it closely on a daily basis. We started off negative and then really dipped in late morning and it looked as if the technical levels were going to break down. I sold some June expiration calls I had on the VIX and then bought some calls for Hewlett Packard and Intel at the lows for the day.
