I hope everyone is getting some rest on this Labor Day weekend. Today was a glorious day in Naples. The Gulf water temperature was reported at 90 degrees. I actually was able to go down to the beach this afternoon and enjoy the warm Gulf waters with friends at the North beach in Pelican Bay. Unless you visit Pelican Bay, you won't be able to understand its beauty.

I spent yesterday afternoon showing in the sweltering heat. Most of the time I was showing pool homes under $350,000.00 in Naples Park. It never ceases to amaze me how much work some of these homes need. Naples Park is an area in North Naples that has smaller lots with ranch homes on them. It is an area where some of the smaller homes have been torn down and new homes built. As time goes on, more of these small homes will be torn down. The Naples Daily News had a good article in the paper this morning Pelican Bay Mangrove Experiment . Apparently the experiment that has been going on in restoration has been going well. The mangroves are such an integral part of Pelican Bay that it is great to read that the restoration has been working. YIKES! Hurricane Dean is our first named hurricane of the season. The National Oceanic & Atmospheric Administration (NOAA) reports that Dean is moving toward the eastern Caribbean islands where hurricane and tropical storm alerts are in effect. Yesterday I drove up to the International Design Center www.idcfl.com in Estero. They have been advertising 70% off samples. Since I have been doing some remodeling and hope to redecorate my family room, I decided to go up there and check out the place. There was a $10.00 admission charge to enter. A portion of the proceeds will benefit Senior Friendship Centers. The building is beautiful - a great place for showrooms. The first floor showrooms are open to consumers to purchase. Everywhere I turn I am asked, "How is the real estate market?" My answer is SLOW. Since January 1st of this year, L'Ambiance has only had 3 closed sales. 57% of all the listings taken in L'Ambiance are failing to sell. This is the same percentage of low rise listings failing to sell in Pelican Bay at present. When I did the statistics July 31st for all the low rises in Pelican Bay, the average price of the 44 low rise sales was $597,645.00. The Florida Association of Realtors released the 4th Quarter of 2006 Florida Sales reports this week. Statewide the decrease in sales prices were low. The number of actual sales still are down from 2005. The Naples Board of Realtors stopped reporting their statistics to FAR a couple of weeks ago. President's weekend has brought a number of Northern visitors. Though our weather is cold for us "year rounders", it is a lot warmer than up North! Good news! The company I work for has reported that pending sales have been increasing. The ratio of sellers calling me to list their properties for sale is still higher than my buyer calls. Right now all the buyer calls I seem to be getting are buyers looking for a "steal." Prices along the coast seem to be holding their own. Prices for Low Rises in Pelican Bay have stabilized from 2005 to 2006. The temperature in Naples is 91 today with Gulf water temperatures at 85 degrees. With weather like this in late October, no wonder snow birds have been flocking to Naples! I have noticed an increase in automobile traffic in Naples. The pedistrian traffic at the beach at Pelican Bay has also increased. More auto carriers have been seen up and down Pelican Bay Blvd. unloading cars for visitors staying the season. These indicators point to a healthy season in Naples.
