The market is definitely busy! I see buyers losing their dream homes because they don't get a detailed preapproval entailing the loan officer to view pays tubs and tax returns in addition to the credit report. There are changes in self employed qualifications and a good loan officer will also let the realtor and purchaser know what property taxes they need to look at. That difference of $1,000 in taxes could change a purchase price by many thousands of dollars. I also see people shopping for homes that have not even put their home on the market.
