Last year we started a monthly log of showing activity by home price. At the end of each month we track how many showings each of our listings had and I break that into price categories, e.g., $150k-$175k. I then determine an average # of showings for each price range. This gives us a tool that we can use to discuss activity with our sellers. Now in some situations even the nicest home just doesn't see any/very little activity, but in many circumstances the well priced, well maintained homes will receive the lion's share of showing activity. January is a wonderful to time reflect on the past year and think ahead to all that we want to accomplish in the new year. 2008 brought challenges, as well as opportunities to our real estate market. We were doing some brain storming at last week's staff meeting and as a result we've decided to provide three informational sessions to our sellers and the general public on the "State of the Owatonna Housing Market." Well, the beauty of Fall surrounds us and we're in the middle of our Coldwell Banker10 day sale promotion. We're hoping to cap off a strong summer with continued sales through the end of the year. So far this year our entire MLS seen residential home sales in Owatonna of 245 with an average sale price of $163,918. Those homes were on the market for an average of 138 days.
