grand strand: IRS Decision Helps Myrtle Beach Real Estate - 06/23/08 03:49 AM
As one of the most popular vacation-home markets, Myrtle Beach real estate investors will benefit from a recently-issued IRS document...
It used to be that nobody was really sure whether a vacation home would qualify as "investment property" under IRS rules governing §1031 tax-deferred exchanges. But, last month the IRS completely eliminated that uncertainty by clarifying under what circumstances one of the most popular forms of Myrtle Beach real estate - your vacation home - will be considered "held for investment" and qualify for a tax-deferred exchange.
If you already own a vacation home in Myrtle Beach, you must have owned … (2 comments)

grand strand: Hard Rock Park is open! - 04/22/08 01:19 PM
That's right, Ladies and Gentleman... the Hard Rock Park is now open!  Sort of...
Called the "Sound Check", the park's soft opening commenced on April 15, with a grand opening scheduled for May 9.  (One woman even paid $1,829 for the first 4 seats on the "Stairway to Heaven" roller coaster - in the front, of course.)
A special opening celebration concert and golf tournament is scheduled for June 2 & 3, when the Eagles and the Moody Blues are scheduled to perform.  Tickets are still available for the event; click here to tour the Hard Rock's website.
Come on down and be one of the … (4 comments)

grand strand: Customer Service and Follow Up... - 03/26/08 04:04 AM
In todays highly competative market, you would think that companies would be highly cognizant of the customer service they provide to their customers... their lifeblood.
Over the last week, I have experienced an incredible array of customer service styles from various companies in the technology field.  I will not name them, or describe their field of expertise, but lets just say they are highly important, valuable, and REQUIRED services in the real estate business.
The first was a MAJOR, nationwide, multi-billion dollar conglomerate.  We had opened a new account (which had a balance), and closed a different account (which had a credit) - all we needed … (2 comments)

With the families in town, as well as the golfers who flock to the Grand Strand this time of year, I wanted to give you a few suggestions of places to visit - whether you are a local, or just passing through.

grand strand: A Tribute to my Mentor... - 02/25/08 10:16 AM
About 6 years ago, I had the privilege of meeting a man who would have a major part in changing my life.
This older Dutch gentleman, and his beautiful Southern belle wife, have become two of the greatest influences to my wife & I, and I'd like to share a few tidbits of wisdom he has thrown our way over the years...
"Treat money like s*** - if you stack it up in a pile, it just stinks.  You have to spread it around to make things grow"
"Son, you can't fly with the eagles if you're hanging around with turkeys"
"What are you... stupid?"  … (2 comments)

grand strand: Happy Feet!... courtesy of Myrtle Beach's Chicora Rotary - 02/25/08 09:53 AM
The Myrtle Beach Chicora Rotary Club, in cooperation with Payless Shoe Company, held the area's first "Project Happy Feet!" campaign on Saturday, February 23rd, at the Coastal Grande Mall.  The objective of the project was to provide a pair of new shoes to 100 needy children in the Horry County area.
Elementary school teachers in Horry County were contacted and asked to nominate the students they felt would most benefit from the project.  The child's parent or guardian was notified of their selection, and the children were brought to the mall for their new pair of shoes.
If a child was unable to get … (0 comments)

grand strand: How are those Resolutions coming? - 02/20/08 03:58 AM
Here we are in the middle of February... a good 50 days from New Years and I am curious... how are those Resolutions going?
If you recall, I made the proclamation that I don't make resolutions.  At the beginning of the year, I was in the process of making a "lifestyle change".  In late November, I began eating at home more, eating the right foods, and attempting to incorporate more exercise into my schedule.
I did well all through the holidays - the toughest time for most.  What finally derailed my terrific progress was my office move and the stress involved in … (3 comments)

grand strand: We have Moved!! - 02/19/08 10:22 AM

grand strand: Why Real Estate is like Jennifer Lopez... (or Focus on What's Really Important) - 02/18/08 08:23 AM
Thanks to Mark Koestner of www.quitworksomeday.com, on whose blog post this is based.
In the national media these days, real estate is like Jennifer Lopez. It's all about the bottom. In the Wall Street Journal Blog "Real Time Economics,"James Glassman, economist at J.P. Morgan Chase, argues most of the necessary decline in home prices has already occurred. "Given the present trends in income and house prices, real estate excesses of the past five years will have vanished by spring 2008," he argues in a new report. Thanks, James. Spring of '08 you say? Right around the corner. Great, but ... "There is … (2 comments)

grand strand: Heartwarming, yet Heartbreaking... Part 2 - 01/22/08 08:00 AM
I've received many responses to my post last week about my visit to Ground Zero.  Obviously many people are still grieving for the tremendous losses the country suffered over six years ago.  Meanwhile, the politicians and commentators are bringing the events of 9/11 into their debates and speeches, mostly to criticize the actions of President Bush, and the "war on terror".
I'm sure many of you saw this during the Super Bowl in 2002... and if not, you probably should.  Granted, it's a Budweiser commercial, but the sentiments presented in this one minute video are just as relevant now as they were when it … (1 comments)

grand strand: Whew... Back to Normal! - 01/11/08 03:19 AM
Yesterday afternoon turned into a madhouse in the center of Myrtle Beach, thanks to the Republican Presidential Candidates Debate at the Convention Center.  A 10' tall sand sculpture (think Mount Rushmore) of all six candidates, as well as a "Welcome to Myrtle Beach" banner, was erected across the street, welcoming these famous folks to our little town by the sea.
While having such prestigious guests is a very exciting aspect for Myrtle Beach, I am excited about our town's enthusiasm about the upcoming election.  No matter their preference for Republican, Democrat or Independent, everyone was out in full force to show their … (1 comments)

grand strand: Alternatives for Financing - 01/10/08 03:23 AM
The more I read these blogs regarding the financing crisis, guideline regulations, and PMI increases, its no wonder the market has stalled like it has.  The lenders are making it difficult, if not impossible, for someone to get into a home!
Homeownership is the first, and most important, step toward financial freedom.  Not only that, but it's the secure feeling of having a home of your own - something that is just yours.
Price & Company wants to be part of the solution!  We have a special rent to own system that allows those people who might not be able to qualify for … (0 comments)
