I've just spent the past hour analyzing over 200 homes in Wake County, some foreclosed, some short sales and some "normal" listings. I was amazed that I only found 4 homes under $150k that had equity, cash flow potential and minimal repairs needed. I've been in this business for 10 years and that is slim pickings! If you're looking to buy flips, be prepared...you're going to spend more and see less of a return. If you're buying rentals...you can find decent deals but they are not going to be HUGE money makers. Even with prices leveling out there are still great buys out there. Thankfully, the Raleigh/Durham market never had the huge climb in value. It has saved us in this rough economic time.
