adam brett: Is the Realtor responsible for a homeowner's valuables and property? - 09/13/07 05:07 AM
I was asked the questions last night if I feel I am responsible for the belongings of my clients.
With an emphatic NO I will explain why.
As soon as I take a listing I let my clients know strangers will be coming into their home and while they might have a real estate license, they also might be very unscrupulous.  On of the jobs I give my sellers is to remove "anything they do not want stolen." PERIOD.
I will do my best to preserve their home, but in an open house, I cannot guarantee I can watch every person who enters and … (18 comments)

adam brett: Spending money in a slower market. - 09/13/07 04:57 AM
I see it across the board - Realtors, Brokers, Lenders and anyone in the business is cutting costs, letting employees go, slimming marketing, and trying to save money overall.
While most people in the business are tightening up for tough times, I am trying to take the opposite approach.
In the market of years past Realtors had a lot of money for marketing and advertising.  There was a lot of competition and homeowners would receive oodles of fliers and mailers on a daily basis.  This has drastically slowed.
Now is the time to increase your marketing.  Become know as the person who can … (12 comments)

adam brett: The Best Cellular Service for Wireless Internet - 09/09/07 05:56 AM
This post will go over my service and speed, and I am hoping other users will run the test and post their service and speed.
I recently bought a Laptop Connect Card from Verizon and am very happy with the service and speed.  I tried to do a lot of research before buying and found Verizon to have the best network coverage in my local area (Orange County, CA).
Here are the major players:
Cingular Boasts their 3G technology which is very fast but very unreliable.  I had a 3G phone and when it worked it was excellent, but that was few and … (19 comments)

adam brett: How to Use Microsoft Outlook for Contact Management and Followup - 09/08/07 08:24 AM
I have made Microsoft Outlook an integral part of my business and I have simplified it to the point of routine.
I was recently asked to go over my implementation so here it is.
I am sure most people can figure out how to enter a contact in Outlook and there are multiple blogs and sites dedicated to grouping these contacts so I will leave you to do this.
Now that you have your contacts in Outlook and you are starting to set appointments, meeting people and scheduling follow-up, how do you keep track of it all.
Here is what I do.
First I set an … (57 comments)

adam brett: How Is Your Open House Today? - Deep Thoughts for the day - 09/08/07 06:59 AM

Here I am again at my open house - a weekend ritual for me.
It is part of my business plan that I work from 10:00am to 5:00pm every weekend, barring something special, and hold a listing open.
This weekend I took it a step further as I have a unique opportunity to brand myself and my work ethic.  I happen to have 3 listings on 1 street within 10 homes.  I enlisted 2 other top agents in the office to hold my other listings open with me at the third.
Nothing but REMAX signs as far as the eye can see.
They are … (11 comments)

adam brett: The Vultures Are Coming to Waste Your Time - Frivolous Offers in Detail - 09/02/07 10:11 AM
I am sitting in my office and I start to receive a fax.  I ask all Realtors to call me before submitting an offer so this must be a junk fax.  Nope - it is an "offer", if you can even call it that, and in my opinion a waste of paper and time.
Just so you can see for yourself I have posted the FULL fax below. (Don't worry only 3 pages)
I decided to do some research into these kinds of offers and found the person making the offer advocates making 100 offers a day in hopes of a … (11 comments)

adam brett: Beware the Rental Scam - 08/30/07 11:39 AM
This is for real so take notice.  If it pertains to you - take action.
You can check out this story from the Channel 10 News.
 http://www.10news.com/news/13962225/detail.html

In San Diego, CA there is a crew of scam artists who have come up with a pretty quick way to make money.  They have someone with MLS access search for vacant homes that are accessed by combo lock-boxes.
They post the home on Craigslist or other home rental sites and meet the 'mark' at the listed home.  They take the first month, last month and security deposit from the people and are never heard from again.
Their … (13 comments)

adam brett: Jury Duty - Does self-employed mean anything anymore - 08/30/07 11:31 AM
I just received a summons for Jury Duty.  Now I would love to do my civic duty but I have a newborn and I am the sole  provider for my family.  As we all know in this Real Estate market any time off can mean lost business.
I submitted I was self employed and any time away from work would create financial hardship.  I heard lately this reason is not enough to be excused.
They now have call in Jurors.  For those of you who have not heard of this it is: You call in the day before you are scheduled and they … (8 comments)

adam brett: My Open House Today - Deep Thoughts by Adam Brett - 08/26/07 09:36 AM
As I sit in my open house with Verizon Laptop Connect powering my blog - I think is it going to be a good day, and is there a potential lead I let go.
Well - they day will bring what it may, my goal is to capitalize on every person stepping through the door.
So, I opened the door at 11:00AM and it is now 2:30.  I have had 23 people so far, and 18 of them are neighbors.  I don't look at these people as a waste of time, but a great chance for them to interview me.  They see … (13 comments)

adam brett: Do You Have a Market Conditions Disclosure - 08/26/07 09:14 AM
My brother in law is an E&O lawyer and he told me to start using a Market Conditions and Pricing disclosure.  I looked at the C.A.R. form and it is for the buyer, but I am looking for the seller.
To protect ourselves in an unstable market, we tell our sellers we will try to get them top dollar, but the market can change quickly and that is out of our control.  Also, about pricing being set by them with our guidance.
My brother-in-law is defending 2 cases where sellers realized less than the were 'told' by their Realtor at the … (8 comments)

Two RE/MAX Associates recount stories of heroism, action in times of crisis

Adam Brett is skilled at putting out fires in business deals. But it was his training as a reserve sheriff’s deputy that helped him quell a real-life blaze.
Brett, a Sales Associate with RE/MAX North Orange County in Fullerton, Calif., saw smoke billowing up the side of a house. He drove to the scene and his deputy instincts took over.
“The first thing I did was clear people from nearby houses,” says Brett, who … (5 comments)

adam brett: Does your car make a difference? - 08/19/07 04:10 PM
Realtors are supposed to be these super rich people that drive fancy cars, wear nice clothes, and go out to expensive dinners – right?  Well not exactly.  Since 95% of the business is done by 5% of the people the majority of Realtors do not have lavish cars – but does it truly make a difference.

What about classic cars, or American Muscle?  I have taken clients in 3 cars, and I definitely noticed a difference in 2 of the 3.  The first was a 1994 Mustang GT 5.0.  Good old fashioned muscle car.  Clients loved this one.  It was a … (18 comments)

adam brett: The Fed - Lowering the Discount Rate and what it means - 08/17/07 06:58 AM
This morning, the Fed lowered their Discount Rate by .50%, taking it from 6.25% down to 5.75%.  The Discount Rate is the rate at which the Fed lends money directly to commercial banks, credit unions and savings and loans including large lenders like Countrywide and Bank of America.  It is different than the Fed Funds Rate, which is the rate at which banks lend money to other banks.  The Discount rate is usually held 1% above the Fed Funds Rate, which makes the Fed a last resort for lending institutions to borrow from - they would generally of course rather borrow from other banks at a … (6 comments)
