Even as the San Jose Mercury News reported on Silicon Valley home prices hitting record high levels, the hidden message within is there are more opportunities for Silicon Valley home buyers to actually "win the bid" and get the house this summer.
While homes that are priced more than 15 percent below the last comparable sales will still likely generate well above-price offers, as the market increases new sellers often want to "hit the market" at the last sale price rather than the last asking price. I expect a Silicon Valley home inspector to do a thorough job of inspecting a property, and be able to clearly explain his or her findings to the principals involved (buyer, seller, agents).
The property inspectors I prefer to use in San Jose, Cupertino and Palo Alto are all also general contractors, which means they have much more experience and knowledge than the majority of inspectors out there.
One thing people most home sellers and home buyers don't know is there is currently no licensing, testing or other requirement to be a home inspector in California.
