Downtown Condo Living Comes to Murfreesboro. - 11/12/07 10:06 PM

The downtown condo craze has spread from Nashville all the way down I-24 to Murfreesboro. Plans have been presented by a California-based development firm to build a six story tall building in downtown Murfreesboro that would include 46 condos, a three-level parking garage, and 8,850 square feet of commercial space. Majestic Development, the development firm, paid $550,000 in 2006 for the property at 315 W. Main Street. The building located on the site collapsed during a thunderstorm last year. Majestic has chosen Nashville-based Gresham Smith and Partners to develop the building's design.

Have You Been To The Nashville Airport Lately? - 11/12/07 07:07 PM

In case you have not had the pleasure of visiting the Nashville International Airport lately, let me fill you in on the $99 million dollar renovation that is taking place. I have always been a fan of the Nashville Airport. The concourses are wide and clean and even at its busiest during the holidays, you can get in and out of the airport with little hassle. The metal detectors are always working so your wait in the security line is much less than at other airports of the same size and traffic.
One of the most exciting improvements at the Nashville … (1 comments)

With Surplus of Homes, Builders Asked to Slow Down. - 11/12/07 03:53 PM
With more homes on the market than in recent memory and so many sellers searching for the ever elusive "right buyer", new home builders have continued to over build.  Finally, someone has said to the new home builders - "Slow down".  The chief economist and director of research at the Real Estate Center at Texas A&M University, Mark Dotzour, stated that the continued building of spec homes is causing prospective home buyers to expect price concessions from all sellers.  Mr. Dotzour was quoted as stating "Every month that new homes are sold with substantial concessions is another month that homeowners will … (11 comments)

Sellers: Listen to Your Agent. Heed Advice from Past NAR President. - 11/10/07 12:54 PM
If your goal is to sell your home as quickly as possible and for as much money as possible, listen to your agent. Our current market is no where near the sales level of 2005 or 2006. More properties are on the market than there have been in years. Nobody wants your home to be for sale for an extended period of time, especially not your agent. No matter what profit you are aiming for or how much you need to net from the sale, listen to your agent, especially in terms of pricing. Take the past president of the National … (4 comments)

Tips to Make a Great First Impression. - 11/05/07 12:34 AM

When it comes to selling your home in this market, the first impression you give a potential buyer can be the difference between selling quickly or languishing on the market for months.  Spending just a little time and a little money on the curb appeal can definitely help get buyers in the door.  It makes no sense to have a beautiful home on the inside if the outside sends buyers speeding past your home.  Some quick fixes are:
Spruce up your landscaping.  Add some new mulch and weed your flower beds.  Add some plants around the front door and even around the … (9 comments)

Largest Home Builder Cutting Staff. - 11/04/07 11:59 PM
As the housing market in Middle Tennessee softens, the states largest home builder announced staff cuts last week. Ole South Properties, which has nine communities in Rutherford county, is cutting its staff from 33 to 25 as the demand for new homes has fallen. According to an interview with the Daily News Journal, Ole South had plans to build up to 700 homes a year but they expect the actual number of units built this year to be in the high 500s.
Housing permits in Murfreesboro alone have declined by over 34 percent compared to last year. County-wide, the number of … (4 comments)

Housing Sales Lower but Rents Rising. - 11/04/07 11:38 PM
The current housing market shows sales are off at least 10% from last year's numbers and even more in certain parts of the county. Many buyers are simply not buying right now or waiting for a more perfect storm (if there is such a thing), The people who are profitting the most right now are landlords. Rental rates across the country are on the rise as buyers hesitate. The other factor that is adding to this absence of buyers in the market is the tighter lender qualifications to get a mortgage. A lot of the mortgage programs that were available even … (8 comments)
