For the month of November 2008, there were 33 residential single family home sales in Smyrna, TN. These sales prices ranged from $77,000 to $353,000. The average days on market were 75 days from listing to actual sale. The median home price was $151,689. There were only two recorded condominium sales for the same time period. Each unit sold for approximately $104,000 with an average of 72 days on market. All of these figures are based upon numbers provided by the Middle Tennessee Regional MLS. This is a follow-up to the blog posted in November 2007 about the proposed downtown Murfreesboro condo project.  The initial design has been modified and the project has been approved by the planning commission.  These changes include a curved roof and a corner tower element on Front Street.  The new design is two feet higher as well, topping out at 82 feet.  The plans still call for 8,850 square feet of retail space on the first floor, a three-level parking garage, and 46 condominiums.  This will be the first residential development of its size in the city's downtown area.   The design … (0 comments)

The Whirlpool Corporation plant on the Rutherford/Davidson county line in LaVergne, TN will be closing by the end of the year.  Plans were announced last week to close the LaVergne plant as well as a plant in Reynosa, Mexico.  The LaVergne plant currently manufactures built-in refrigerators.  This production will be moved to the company's Fort Smith, Arkansas facility.  Whirlpool Corp. is a leading manufacturer of home appliances under the Whirlpool, Amana, KitchenAid, and Maytag brand names.  Whirlpool has been located in LaVergne since 1986.  The company had previously announced in June 2007 the layoff of 330 employees when it phased out the … (1 comments)

I-24 commuters in and out of Murfreesboro now have a new exit to hopefully relieve some traffic congestion.  The New Salem Highway/State Route 99 exit 80 is now open.  The exit has opened five months ahead of schedule.  Exit 80 cost approximatley $38 million to build and it was funded 90% by federal funds.  The new exit provides a more direct route to Middle Tennessee State University and provides an alternative to using the Church Street/Exit 81 which has its share of traffic jams. … (0 comments)

The Mall at Green Hills in Nashville will welcome Burberry, Lacoste, and Juicy Couture this year as these luxury retailers open their first stores in Tennessee.  Burberry will open a 4,500 square foot store in April 2008.  Lacoste's March 2008 opening will showcase its 1,703 square foot boutique.  Juicy Couture's 3,074 square foot store is scheduled to open in September 2008.  Banana Republic and Brooks Brothers, which are also located in The Mall at Green Hills, will be moving to larger mall locations in 2008 as well.

The Nashville residential market has seen the number of foreclosures more than double in the past year.  From the third quarter of 2006 to the third quarter of 2007, there were 2,118 foreclosures in the eight-county metropolitan Nashville area.  This is up a little more than double from the 1,045 foreclosures in the third quarter of 2006.  These numbes were also up 12 percent from the second quarter of 2007.  Tennessee ranks 12th in the nation for foreclosures.  Williamson County has the lowest foreclosure rate with one filing for every 530 families while Rutherford County (with the largest concentration in Lavergne, TN) … (1 comments)

Tax collections in Smyrna are expected to increase by $500,000 by mid 2008 as numerous new businesses open shop in Smyrna.  The list includes:
PetSmart will open in the Colonial Town Park shopping center on February 18th.  Services include adoptions, the Banfield Pet Hospital, pet grooming and training classes.
SuperTarget which will also be located in Colonial Town Park, will open on March 5th.  Services include a grocery store, optical center, pharmacy, photo lab, and a Starbucks. 
First Tennessee Bank is building a new branch at 551 Sam Ridley Pkwy West near Kroger's.

The Bellevue Center Mall has been sold to a California firm, Foursquare Properties, for $28 million dollars.  Foursquare plans to transform the mall into an open-air lifestyle center with major retail anchors.  There are plans are six restaurants and office and retail space to be developed.  Macy's department store will remain at the site.

tennessee real estate: Smyrna TN's Nissan Plant to Make Suzuki Trucks. - 01/08/08 04:02 PM
Nissan North America in Smyrna, TN will build a midsize Suzuki truck.  The truck will be based on the Nissan Frontier truck and production will begin in 2008.  There are currently no plans to add workers to the Smyrna plant to facilitate the Suzuki production.  This is the first time that a non-Nissan product will be built at a Nissan factory in the U.S.  The Smyrna Nissan plant also builds the Altima, Xterra, Pathfinder, and the Maxima.
