clintonville ohio: DID THE COLD FREEZE UP MY SUPRA iBOX?

Well, no matter how long I've been in business ( 30 + years) I always find out something new. Today was no exception
I went over to remove a Supra lock box. The home has no storm door , so the box is exposed to the elements. Central Oho has 12 inches of snow and today wind chills below zero! I can get the key out from the box, but when I tried to remove the box from the door using my shackle code. it didn't move at all.

Most major school districts called it a day even before the first bus rolled out of the garage as the area readies itself for another 4-8 inches of snow. High winds later today could cause serious drifting. To date Central Ohio has had over 31 inches of snow, while the average snowfall per year is 29 inches. Whith more on the way, the winter of 2009-2010 will prove to be a challenging! one!What's the weatehr like where you are at?

A simple -majority vote may be considered for health care, says Rep Mary Jo Kilroy D-Ohio.Kilroy said the Democrats cold plow through an expected GOP fillibuster by using a process that allows the Senate to pass tax and spending bills with a simple majority of 51 votes.
Should some of the most sweeping social change legislation since the passage of Social Security be enacted by a simple majority of the Senate? What do you think!

clintonville ohio: GREAT LISTING DAY IN CENTRAL OHIO

Two new listings, both in the University district near Ohio State University. These are in the $150's , which is a hot buying point in our market. Both leased to college students , so the interior photos are not the best.

clintonville ohio: WHAT SHOULD BE DONE WITH THE LEFTOVER TARP FUNDS?

Over 700 billions dollars for funds were released by the government in 2008 to help prevent a collapse of the US banking system. Some of that has been repaid. I just read the PNC is getting ready to repay their loan. Some of these funds were not released.
The president mentioned that perhaps 30 billion could be released to small community banks to encourage loans to small business.That may be a good idea.
Why not take the remaining funds and pay down the federal deficit? Or give a one time tax cut the the American worker.

First short sale is for an investment property with Wells Fargo. It's a huge 100+ page short sale package.
Second short sale is a detached condo with PNC a regional bank that just bought National City bank
Both properties have only one loan. I am going to track the process on this so I can see where I can anticipate short sales in 2010 to be.
Are you doing and short sales and if so, what comments can you share about the 2010 process?

Each Sunday the Columbus Dispatch lists deed transfers for the 5 county area. They also feature 6 Homes of the week. These featured homes give a photo, the list and sold price, a home description and the listing and selling agents information. This Sunday 2 of the 6 homes were from my team. Congrats to Jeanie and Erik for being mentioned in the Homes of the Week!

clintonville ohio: The Cold comes back to Ohio!

Our mid winter thaw ended last Tuesday. Temps dropped form the mid 40's to the 20's and teens Ice and a little snow, but nothing like the 10 inches the folks in the Mid South got.
Still, I had lots of showings on my listings this weekend and as of Sunday morning, one offer!

These sellers had there home on-the market 3 times with three different agents with no results. I was able to get it sold pretty much at full price with only one day on the market. Some of it was due preparation and frankly some had to due with timing
9 months later the seller who moved out of state called me for a phone number of their local bank back here in Columbus. I took a little time and gave it to them and chatted some more. A few weeks later mailed hem their 2009 closing statement , which we do for … (4 comments)

January 20th in Ohio. Usually this is the dead of winter, cold winds, snow and ice. Go to work while it's dark come home while it's dark. But today was different..
First Mother nature gave us a little break. I realize 39 and party sunny may not sound too exciting to you southern folks, but in my neck of the woods, that is SUPER FANTASTIC for this time of year.

Don't faint! I have justed listed a home and it will be a short sale with Bank of America. I was calling to get the fax number for loss mitigation Was on hold for only 2 minutes , spoke with a nice rep who confirmed I was in the system and then sent me to the short sale department. then only held a short time, got another nice rep and confirmed all the details
