Question from Pondering Owners:  The tax record shows that our house is 1,800 square feet, but when we bought it there was an upstairs addition with a bonus room that was not included in the square footage.  We estimate that it’s 2,400 total square feet.  We want to list our house for sale soon, and we want to include the total square feet.  How do we go about doing this?

Today I received a phone call from an agent that I've worked with in the past.  "Do you know Mr. Buyer that you're going to be showing a listing to tomorrow?  He's my client," she said.  Well of course I'm not going to work with another agent's client, so I bowed out.  But not without a cautionary lesson to her.

Treasury revises agent commission rate on HAFA short sales
The U.S. Dept. of the Treasury recently made an unexpected change to the Short Sale Agreement Form used in the Obama administration's Home Affordable Foreclosure Alternatives program.  The form, which notifies the homeowner they qualify for a HAFA short sale and states the acceptable terms and conditions, now allows the loan servicer to decide the acceptable real estate commission.

Do you qualify for the About the Move-Up/Repeat Home Buyer Tax Credit?  The Worker, Homeownership, and Business Assistance Act of 2009 has established a tax credit of up to $6,500 for qualified move-up/repeat home buyers (existing home owners) purchasing a principal residence after November 6, 2009 and on or before April 30, 2010 (or purchased by June 30, 2010 with a binding sales contract signed by April 30, 2010).

In previewing homes for sale, I see exercise equipment in all kinds of stages and uses:  turned into a clothes hanger, used as a play-gym for kids, buried under piles of seen-on-tv gadgets, and cob-webbed in the garage.  If you were to ask the owner, "Does your new EXERCISE MACHINE make you SKINNY?" they would have to respond NO.  Because an exercise machine, whether assembled or in the box, cannot MAKE anyone exercise.  To get "SKINNY", or in shape, the user must USE the machine!!

california: No More Renters Forced from Homes due to Owner's Foreclosure! - 06/28/09 04:09 PM
New Law Gives Renters Protection During Foreclosure, according to the National Low Income Housing Coalition.  I've heard too many stories about homeless families because THEY paid their rent on time BUT the homeowner did not pay the mortgage!  I jumped up and down when I read this new law.
