Yes sometimes we have home buyers in Michigan that won't listen. That's what the title "if you are going to be stupid, doesn't mean I have to be stupid too" is all about. I don't want to be mean, or rude so you have to let the buyer down gently and FIRE THEM. Every once in a while we get a buyer that is smarter than us, that is looking for that great deal, and refuses to listen to reason.

I thought I would give you a quick look at what has happened in Northville real estate in the last year as of November 8, 2012. The Northville real estate market has been hot. There is a limited amount of mes for sale due to less foreclosures, less short sales, and less people moving up to different homes. So with less homes on the market and high demand for Northville homes prices have been creeping back up.

Well it was a very interesting day. I was closing on a Detroit multi family home today. The closing was taking place in Northville. The seller and I got there about 5 minutes before the closing. Well the closing time came and no home buyer. We waited 10 minutes and then I called my home buyer. NO answer. I called again in five minutes. No answer. I called again no answer. Finally my investor called. It was like he wasn't worried about being there!

In the last 6 months there have been 71 Northville condos that have sold. Sometimes people call condos town homes and intermix the usage. Or ranch style condos. The average time on the market for them were 177 days.
