Think your short sale may end up like the Titanic? Many agents have never submitted an offer on a short sale property. They think they will encounter the same set of rules and protocol as in a "normal" transaction (whatever that is!), such as asking for repairs, expecting a counter offer, timely responses, etc. They don't realize that a short sale is completely different! When you are marketing a short sale, do you... Tell other agents in the MLS the deal is "subject to third party approval" and instruct them to include that phrase in the contract? Disclaimer: I am not a tax professional. Consult your accountant to verify if you qualify for the 2009 $8,000 first time home buyer tax credit or for the 2008 $7,500 tax credit. Here is the updated form for the first time homebuyer tax credit: http://www.irs.gov/pub/irs-pdf/f5405.pdf How you finance the home, i.e., seller financing, or if the deed is recorded does not seem to be a stipulation on whether or not you are eligible. This seems to mean that land contracts, recorded or unrecorded, would qualify, as long as a binding contract with consideration is established. As I read it, it doesn't appear to (47 comments)

I have a lovely family that needs to move into a larger home.They would like a property where they can raise chickens! No problem, right? Let's go, great bargains available and rates are down! They have great credit and a very good job, too! Unfortunately, they own a home now that they have been very faithful paying down, but the market has been unfaithful swallowing all their hard earned equity, and we cannot sell their home without creating a loss. They can't add on to have the space they need, because they will overbuild the neighborhood. They can't get a renter (48 comments)

Tonight we went to see Slumdog Millionaire. I know, everyone has probably seen it already! I highly recommend it - I won't tell you anything about it. Here's the trailer (which doesn't touch how this movie makes you feel): Here's how I feel after being engrossed in this film... I couldn't stop thinking of how drop-to-my-knees grateful I am for something I had no power over. Where I was born! With Spring bursting upon us, I thought you might like to know about the parks in Hudson Ohio... Today I bring you Colony Park, in the south end of town. It is located east of Route 91, otherwise known as Main Street. Colony Park is located in an established neighborhood in Hudson, Ohio.
