Sometimes we get calls from the public or even referrals from other REALTORS that ask us to help people who are behind on their mortgage payments and perhaps had an ARM come due or other hardships that cause them to not be able to afford their property and they ask us to list a home to sell subject to lenders approval of a short sale. There is a lengthy pre-qualification process (we interview the sellers and with their permission, the lender involved) before we even accept the listing or referral.
