homes: Tie yourself to the mast - 12/07/10 09:57 AM
This was originally posted on the Get Real Estate Blog.
I'm starting to see why Odysseus tied himself to the mast.
Temptation is just too great.
Sitting at home in the comfort of your electric blue Snuggie, homemade hot cocoa brimming with mini-marshmallows by your side, you decide you need some help. You don't need no stinking expensive lawyers or real estate agents people that know a lot about real estate. Luring you online with the sweet persuasion, the Sirens forum calls to you...

"I'll give you the information you want for free, just tell me your secrets," it whispers.

homes: Salem Oregon 3rd Quarter real estate market report - 10/16/10 11:43 AM

I think the regular readers of my blog are so with it in terms of the local home trends here in Salem Oregon, that I can just post these charts with no opinions attached, right?  Say yes…I’m in the middle of beating Plants vs. Zombies on my iPad and I don’t want to have to stop to write up any kind of analysis here…

You think I jest, but I’m serious.  Have you ever played Plants Vs. Zombies on your iPhone, computer, iPad?  These cute little sunflowers happily spew out suns which you can use to grow other plants … (5 comments)

homes: It's a good time to buy a fixer home in Salem Oregon - 09/24/10 06:12 AM

I think it is a good time to buy a home that is a fixer.  Before you start thinking that I’ve been wandering around in our national forests and maybe partaking of some of the “natural flora” that we have out there, let me explain.
It’s a good time to buy a fixer in our corner of the Salem real estate world.  I can’t believe I used the words it’s a good time to buy because it makes me feel like I need to use some anti-propaganda soap after a NAR shower.  Unfortunately, saying “It’s an agreeable moment to acquire … (5 comments)

homes: The ultimate in green living homes - 07/28/10 06:28 AM
Oh give me a home, where the straw-bale roams
And the people live happy off-grid
Where often is heard that solar power-ing word
and the people grow veggies all day.

Are you one of them?

You know, those people who want to live off-grid, have a cob house here in Salem Oregon, or build your own strawbale instead. If those words are green music to your ears, I just stumbled on this seriously cool map.

If you want to see who is doing what in serious green living across the US or here in Salem Oregon, … (6 comments)

homes: Real estate market trends for Salem Oregon - 07/10/10 07:55 PM
It's time to get seriously boring on you all and talk real estate market stats for Salem Oregon. The second quarter has ended so we have more data to work with to get a better feel for how things are trending. So how are things trending?

Salem Oregon Home Sales: Trending Up Last year has consistently been the worst year for homes sold in Salem Oregon. Home sales have gone up since last year and I do expect in terms of homes sold that2009 will be the worst year for sales volume. The large peaks are due to the tax … (2 comments)

homes: Affordable real estate in South Salem Oregon - 07/02/10 12:45 PM
Affordability is a relative concept.  South Salem Oregon is not known for being the most affordable part of Salem.  Good, solid schools are the attraction to living down south, and hence...the demand for real estate there.  An inexpensive home and south Salem Oregon is often considered an oxymoron, but there are a few pockets down south where home buyers can find more affordable living.
Skyline Village is a huge favorite for more affordable living.  Part of this neighborhood sits in Schirle school district and it is an easy walk to the grocery store, or grab a lunch at Amadeus Cafe.  Homes … (2 comments)

homes: Salem Oregon real estate market for April 2010 - 05/12/10 04:51 PM
The tax credit is over, except for our military personnel that have been overseas, so we are on unsupported territory from here on out in the world of real estate. I'm totally fine with that. I say let's start creeping our way out of this mess. We really won't have a gauge on what is happening, specifically in the Salem Oregon market, for a few months yet.

The fact is that some first timers really wanted the tax credit so we will have a bump in home sales for April through June. I would expect a drop off and then … (11 comments)

homes: A little bit of country...in the city - 02/18/10 02:43 PM
The sound of birds chirping...a large canopy overhead...nestled in the woods, you feel like you should grab some bread crumbs just in case you need to leave a trail.  Then you start looking at the price of wooded land in the Salem Oregon area and realize that you can't afford that.  Urban growth boundaries have their price.
So you move on to the next best thing...neighborhoods in the city that will give you that nestled in the woods feeling.

If you want the feel of being nestled in a forest, but can't afford the cost of land in order to … (3 comments)

homes: Walkable Neighborhoods in Salem Oregon - 01/17/10 10:36 AM
The latest thing in real estate...walkable neighborhoods. There is even a very cool website Walkscore that talks about how walkable a neighborhood is.  Buyers looking for walkable neighborhoods...you know who you are.  You want to saunter out the front door down the street for your daily "vanilla mocha with soy" wake-me-up, stroll off to work, then grab groceries on your way home for dinner.  Maybe the next day you decide to skip making dinner and head right to one of the local restaurants for some burgers and local micro-brew.  If you think using your car is just for the hefty trip … (4 comments)

homes: Foreclosures and Short Sales in Salem Oregon: 2009 in review - 01/12/10 04:49 AM
I would love to stop talking about foreclosures, personally. It would mean that Salemites are no longer under financial duress, but unfortunately with our current employment problems this will probably be an issue for a while.
Salem Oregon Foreclosure Rates I don't think you need to be a Salem Oregon real estate agent to know that foreclosures have gone up in our area. Most of my buyers in 2009 purchased a foreclosed property. This chart shows notice of defaults that were served in Salem Oregon in 2009, according to Fidelity National Title Co. They started climbing in the second quarter and … (3 comments)

homes: Salem Oregon Real Estate Market Report for 2009 - 01/09/10 02:34 PM

With the decade coming to an end, so comes the massive amount of work involved in looking at real estate data.  For those of you bored to tears with real estate market reports, just mosey on along and check back at my blog in about two weeks.  It will two weeks of loads of data at this blog.  So for you data geeks...I forge on!

The average home price dropped 9.1% over last year and the median shifted downward 9.0%.  This was a good thing for the Salem Oregon real estate market as our inventories dropped as well.

homes: Upscale Neighborhoods in Salem Oregon - 01/09/10 10:43 AM

Upscale home buyers.  You know who you are.  Custom granite, quartz, slate, travertine, hardwoods, spa tub...those words are music to your ears.

Salem Oregon has some nice neighborhoods for upscale home buyers.  Most of the neighborhoods have CC&R's (Conditions, Covenants, and Restrictions) and some had HOA fees as well.  So if you are looking for an upscale neighborhood with elegant homes in Salem Oregon, these communities might be just what you are looking for.

homes: Historic Homes in Salem Oregon - 12/22/09 01:50 PM
There are old home buyers and there are new home buyers.  New home buyers cringe at the thought of the old wooden windows rattling in the house, hold their shirts over their noses at the thought of lead paint in the house, and think "money pit" when they see an old house. Old home buyers see the incredible mill work and know that it would cost $50,000 to replicate that kind of craftsmanship today.  They get lost in the arches, glass door knobs, and built-ins and think "they don't build them like they used to."  If you are an old home … (6 comments)

homes: Keizer Oregon Real Estate Market Report Oct 2009 - 11/19/09 05:35 AM
The Keizer Oregon real estate market has been one of the most stable markets in the Salem metro area for most of the year. While it has had it’s woes, really that market seems to have corrected for the most part.

Keizer Oregon real estate inventory

Inventory, which is an important statistic in the world of real estate, is a gauge of the supply and demand in an individual market. The more in line these are, the healthier that real estate market. You can see that the huge spike in inventory at the start of the year has steadily … (0 comments)

homes: Salem Oregon Relocation Guide - 09/03/09 04:59 PM
Relocating to the Salem Oregon Metro Area One of the hard things about moving to a new area is trying to decide if that area is right for you, or if you are moving for a job relocation, trying to find things out about what a city has to offer.  Here is a snippet of what the Salem Oregon area has to offer residents that are thinking about moving to our area.
Dog Lovers Salem Oregon does have leash laws.  Dogs are expected to be on leashes and make sure you have your bags available to scoop the poop.  That’s not … (6 comments)

homes: Old McSalem had a farm - 06/28/09 06:56 AM

Old McSalem had a farm
E-I-E-I-O
and on that farm he had some hens
E-I-E-I-O
with a cluck, cluck here and a cluck, cluck there here a cluck, there a cluck, everywhere a cluck, cluck.
Old McSalem had a farm

I wrote a post not too long ago about the chicken ban that Salem Oregon has in place for homes. There has been a push to allow chickens to exist within the city limits allowing people to have fresh eggs. After much debate and banter about it, the city councilors passed a motion to start the process to … (13 comments)

homes: Salem Oregon septic system basics - 06/25/09 02:35 PM
Anyone that wants to look at living outside city limits or on acreage property in the Salem Oregon area is going to be looking at having a septic system of one kind or another.
If you are wanting to purchase a home and have never had a septic system before there are some basics that you should know during a real estate transaction.
Get the tank pumped and inspected. You should never purchase a home without having the tank and the drainfield inspected. It costs a lot of money to have a new drain field put in so know what you … (7 comments)

homes: May 2009 Real Estate Market Reports: Marion and Polk Counties - 06/17/09 06:54 AM

The Salem Oregon metro area is filled with smaller towns.  Small towns are a huge part of Oregon, in fact.  Analysis of small towns is really difficult due to lack of sales volume, so for the smaller Marion and Polk county cities I am just giving year to date averages rather than month to month averages for real estate sales.

Here are just some quick market numbers for the current market.

homes: What to do?...so many choices... - 06/07/09 02:34 PM
Sometimes you get presented with an opportunity just too good to pass up. Me...I get presented with those "great opportunities" pretty much daily. Take the other day, for example...

First, I, formally known as Melina Tomson but now known as "email bearer," won a cool $2.5M in a lotto I never entered. I was always taught that hard work would be rewarded, but apparently my mere existence in the universe will bring me millions today...how cool is that?

Then, I was contacted by a Colonel in the Sudanhese government wanting to invest in real estate, here in local Salem … (13 comments)
