I remember reading an article a while back from The National Association of Realtors. They conducted a study to find out why houses don't sell. Well, not surprisingly, price topped the list. An overpriced listing will sit on the market for months, and sometimes even years, without selling, and often without ever receiving an offer. The study went on to indicate the second reason a house doesn't sell is because it's not ready to be put on the market. The attention to the small details has been overlooked. According to the Melbourne Association of REALTORS here in Brevard County Florida, Real Estate Statistics for January 2009 are as follows: For single family residential units: There were 692 new listings. This is a decrease of 22.94% from Jan. 2008 of 898 new listings. Year to date in 2008 there were 8602 new listings. Year to date in 2007 there were 11305 new listings.
There were 209 sold listings. This is a 29.81% increase from Jan. 2008 of 161 sold listings. Year to date in 2008 there were 3139 listings sold. Year to date in 2007 there were 3115 listings (2 comments)

When a home goes on the market it must be the most competively priced property in an area. Common sense, right? But, what if it doesn't sell right away and then other properties in the area go on the market? And it isn't the most attractively priced property in the area, anymore? A realtor should be continually regrouping with their seller. How many showings have there been on the property? What type of feedback are buyers giving about the property? Have there been any offers on the property and what do they look like? Is it time for another price reduction? (8 comments)

Yesterday, I went out to meet with new clients that were recently referred to me. They were an absolutely wonderful couple and we hit it off beautifully. They will be a delight to work with. I will be representing them as a buyer's agent in the purchase of their home. I have been in touch with them and sent them lists of homes for sale. The Maxwell C. King Center for the Performing Arts is located in Melbourne Florida right here in our own backyard, on the campus of Brevard Community College. It has 126000 square feet, with 2000 seats, and a 200 seat black box theatre. The Brevard County theatre features various types of shows including Broadway shows, ballets, muscials, dance, opera, singers, musicians, family shows and childrens programs. The theatre has brought some incredible talent, here to Brevard County Florida. People travel from across the state to see some of the incredible shows at the King Center. I'm spoiled, because my familly and I live only 5 minutes (2 comments)
