2012 big jumpstart blog challenge: Checking Up on the Neighbors in Milton, Wisconsin - 02/07/12 02:41 PM
Checking Up on the Neighbors in Milton, Wisconsin
Got a call from someone interested in a property in Milton, Wisconsin, today. After answering all the usual questions about the listing, he wanted to know "How is the neighborhood?". I asked him what kind of information he was looking for - remembering all the cautions about steering, etc. Turns out that his main concern was that he didn't want a "junk collector" for a neighbor.
So I suggested a street-level video of the property, so he could see the neighboring properties, and even check on the amount of snow we had. A … (3 comments)

2012 big jumpstart blog challenge: Vacant Land at 2902 Potter Rd. - First Video Tour - 02/05/12 04:05 PM
Vacant Land at 2902 Potter Rd. - First Video Tour
This is my first attempt at loading a video. The property is a 63 acre vacant land listing in Rock County, Wisconsin. The land is a mix of rolling hills, tillable land, woods, and a small creek. Please enjoy the tour!
P.S. The panting you hear in the background is the dog, not the out-of-breath-from-hiking-the-hills real estate agent.
On tomorrow's version, I will figure out how to link an image or imbed the video. Next to be mastered is to add an audio file so I can narrate the tour

The Secret Formula......How to succeed in a blogging challenge!
I am about to reveal my secret formula for completing the 2012 BIG Jumpstart Blog Challenge. This closely guarded secret formula has been under lock and key in the secret draw in my secret upstairs office since the start of the Challenge. It only comes out after dark, when there is no one home but me. Since I have received so much help from other AR Members, I have decided to share this very valuable secret formula:

This could be more valuable than the original recipe for Coca-Cola, so please keep this … (11 comments)

2012 big jumpstart blog challenge: A Visit to the University.... - 02/01/12 03:42 PM
A Visit to the University....
One of the presciptions for the 2012 BIG Jumpstart Blog Challenge is a visit to the AR University. They have several excellent video tutorials, and I selected the one titled "Signatures". Kelly Greenhalgh put it together, and in a few minutes, I was able to create a new signature for my blog.
Kelly also explained how to incorporate the "button" links for the social media connections, so I am going to revisit the signature and add Facebook, LinkedIn, and my websites. Here is what it looks like so far:

2012 big jumpstart blog challenge: Copyrights and Copywrongs - Community Guidelines about Respect - 01/31/12 03:49 PM
Copyrights and Copywrongs - Community Guidelines about Respect
It's like two sides of the same coin.
On one side, you are the blogger, trying to finish your blog, when you find the perfect photo to to illustrate your point. And you know it would only take a second to copy and paste it right where you need it. Just one tiny problem - It's not in the public domain!
On the other side, you spent a half day of your vacation taking some great photos. Then you spent a couple more hours with photo editing software. It was really worth … (2 comments)

2012 big jumpstart blog challenge: Today's Real Estate Buyer is Often the Strong, Silent Type - Mostly Silent - 01/22/12 03:48 PM
I'm reblogging Eric because his post is educational in two directions at the same time. His post is directed at the lurking Buyer, and he makes some strong points about how to be an effective Buyer. Also of value is the last two paragraphs, where he explains what an agent can do to bring out these lurking Buyers - Namely, we can educate them about the things we won't do. This helps to aleiviate the lurking Buyer's fears and can get the relationship moving forward.
As usual, I am asking you to leave your comments at Eric's location......Thanks!

2012 big jumpstart blog challenge: Selecting a topic and writing a post... - 01/19/12 04:08 PM
Selecting a topic and writing a post...
How do you choose the topic for your post, and how do you develop it?
I read a lot. I skip the rants and I go first to the bloggers that usually employ a bit of humor. Alan May comes to mind. His relaxed style with a little humor thrown in gets me thinking. Sometimes it only generates a comment for Alan, but often it leaves me wanting to say more, and often on a slightly different topic. The sentence that floats through my head is “But what about……” That’s the start of my … (7 comments)

2012 big jumpstart blog challenge: Invite Her Back! She's Eco-friendly - 01/18/12 03:53 PM
Invite Her Back! She's Eco-friendly.....
Today's call for a return to ActiveRain goes out to Brenda Carus. She was last seen on these pages in July of this year. Brenda is a Certified Eco-Broker specializing in organic land and eco-friendly homes. She works the area in and around Monroe, Wisconsin. Below is a sample of her postings - all quality work. I'd like to see more, especially posts relating to her specialty. We all could use some posts and commentaryfrom a Certified Eco-Broker. She's earned enough points to be rated 17th in Wisconsin, and she could go further....

Things to do around … (0 comments)

2012 big jumpstart blog challenge: ActiveRain Community Guidelines - 01/17/12 03:44 PM
ActiveRain Community Guidelines

Quoting from ActiveRain Community Guidelines:

The point system is intended to encourage and reward genuine effort. Points for blogging will only be awarded for your own original content.

Examples of what doesn't qualify for points:
jokes, recipes, inspirational quotes, poems, re-published marketing materials (newsletters, press releases, articles, etc.), information from government websites, bible verses, large copied sections of the MLS, or posts that only contain links and keywords, but offer no value for consumers.

Time to dust it off and use it!

This particular guideline should be crystal clear. Original content is … (4 comments)

2012 big jumpstart blog challenge: REAL ESTATE MARKET APPRECIATING STABILIZING OR DECLINING - 01/16/12 03:55 PM
Richie Naggar puts a clear explanation to the twists and turns of the local Real Estate market. He explains how the exact state of the market is affected by the local influences - the reason why it is hard to make state-wide or nation-wide generalities. This is also why the predictions for the local market change direction often, and often in opposite directions. I appreciate clarity, and am reblogging this good example.
As usual, I am disabling comments here, and would prefer that you leave your comments at Richie's blog.
I keep my hand on the local Real Estate pulse in … (0 comments)
