I think there are more scams out there now then when the market was hot. Every day I get a call from a buyer or seller who has come into contact with some amazing opportunity. Usually it is buyers and sellers who are not working with a Realtor and are searching the internet on their own. Of course, doing online research is important but at some point, people need a trusted advisor before making important decisions such as some of these "opportunities" I have recently heard about:

An old friend called me today and wondered if it would be possible for his son to get together with a few friends and buy a house. They have all started their careers and are renting crappy apartments for about $800 per month each. My friend said his son can't afford much more than his current rent. At first my thought was, no way. But I started running some numbers and it's very possible for 4 friends to purchase a nice 4-bedroom house and keep each owner's payment under $1000 per month, including the taxes and insurance. Why Do Life-Long Renters Hate Homeowners? - 08/18/07 11:48 AM
In this morning's LA Times there was a Letter to the Editor from a life-long renter who is says he has "no sympathy" for the thousands of mortgage people losing their jobs and I'm sure it extends to the thousands of homeowners losing their homes. There's a blog--Patrick.net--that is dedicated to illustrating why renting is far better than owning. This renter named Patrick has many arguments why, in his expert opinion, it's far better to rent for your entire life than to own. This Week's REO/Foreclosure Tour was GREAT! - 08/17/07 09:38 PM
We had a great turn out for this week's foreclosure tour. We had 5 investors looking for single family homes in Long Beach & Lakewood. We took them to 8 awesome properties. I got a call from one of the buyers today because he wants to show his partner a couple of them next week. Another one of the buyers is considering one of the homes to keep as a rental. And another one of the buyers is looking to help his daughter get her first home--I don't know whether or not he's ready to take that step just quite yet. … (3 comments)

I've Seen Prices Drop 60% Since May - 08/12/07 08:20 PM
That headline was a comment from a buyer at an open house I was holding on a great listing of mine in Redondo Beach. Today was the first day on the market and I had 25 people to the open house!! The house looks fantastic--it's totally upgraded to today's standards. I find it very ironic that during one open house I can hear a comment like "home prices are dropping 60%" to "the market has picked up because we missed out on a house we wanted."

My Buyer Client Backed Out but I’m Happy for Her - 08/11/07 02:22 PM
I've been working with a wonderful buyer, Paula. I love her because she's realistic about what she's going to get as a first home in her price range. And, she sees the value of buying something that needs cosmetic updating but is priced below market because she can do the major updating later as she saves up money.
