A Waterfront View Is Not A Matter Of Life Or Death - Part II - 06/25/12 05:51 AM
A waterfront view is not a matter of life or death, part two. It's much more important than that. On Sunday this past weekend, I had the opportunity to show clients a waterfront home designed by Wendell Lovett, designer of many significant Pacific Northwest houses. Philip Johnson may have designed the Glass House, Ralph Rapson designed the Glass Cube in 1974, Rapson's personal vacation home, but West Coast meets East Coast in this Wendell Lovett designed modern home.

In Huntingtown Maryland there is a best-in-class contemporary home designed by Wendell Lovett. Located on Hunting Creek off the Patuxent River, this … (1 comments)

Homes For Sale With Water Access In Annapolis Maryland - 06/25/12 04:13 AM
Now that summer is here, Annapolis Maryland homeowners enjoy water access to the Severn River, Back Creek, Spa Creek, the South River, and the Chesapeake Bay.  Waterfront homes along the Bay, rivers and creeks around Annapolis often have riparian rights to the water, meaning they own the land right down to the high water mark, and often have a dock for their boat, jet ski, kayak, or canoe.  For everyone else in the neighborhood, water access is via neighborhood facilities.
Water access varies from community to community. Water access can be as simple as a path at the end of a street … (1 comments)

Homes For Sale With Swimming Pools In Annapolis Maryland - 06/22/12 04:25 PM
It's that time of year again when Annapolis Maryland homes for sale with swimming pools are in demand by buyers looking to purchase a new home.  The Washington-Baltimore metropolitan area set a new record high temperature on second day of summer with the mercury reaching 99 degrees.  Sweltering temperatures and crystal clear pools can entice buyers to dive right in.

In-ground pools, above-ground pools, indoor pools, lap and continuous swim pools, kidney shaped pools (oval, round, rectangular too), and infinity pools (those pools without an edge blending with the horizon) are all terms that can describe swimming pools.  But the best … (2 comments)

You See The Darndest Things When You Show Property - Part I - 06/22/12 08:31 AM
You see the darndest things in people's homes when you show property.  Yesterday I was out showing homes in a toney part of Annapolis Maryland.  When we entered one of the bedrooms - used as a den/home office - we came across a pig statue.  It wasn't just any pig, but, a pig with a bit of an "tude" as the kids say (attitude).  Prominently displayed on a table all to itself, the pig (pictured below) is posed in an arrogant stance don't you think?  The buyers got a chuckle out of it and I did too, so, I couldn't resist the photo … (6 comments)

Get It Hot Off The Press: Harvard's State Of The Nation Housing Report - 06/16/12 06:41 AM
The Joint Center for Housing Studies of Harvard University has published its latest findings.  The Executive Summary is short and can provide you with a quick recap and update on current real estate trends affecting the United States.  The downside of overview reports, such as this one, is that they often highlight nationwide trends.  Real estate is local and you can be experiencing entirely different trends in your local market.  Understanding these mega-trends could lead to making better local decisions about buying and selling real estate in your local real estate market.

Shame On You Short Sale Buyer! - 06/09/12 06:34 AM
Evelyn Santiago makes some excellent points in her "Same On You Short Sale Buyer!" post below.
The Contract of Sale is a bi-lateral contract between the seller and buyer.  Both have obligations to perform under the Contact of Sale.  Buyers might not understand how much work goes into getting a short sale approved.  It's not a trivial task.  There are many obstacles and challenges to obtaining that approval.
Once the seller obtains approval, the short sale buyer needs to be ready to buy.  While its unlikely that a short sale seller could compel the sale, the possibility for a suit for … (2 comments)

Another Sunrise On Cox Creek and Thompson Creek In Stevensville In MD - 06/08/12 08:09 AM
Once again the sun rose on Cox Creek and Thompson Creek in Stevensville Maryland.  The contrast in colors were a delight. To the East over Cox Creek, the sky was yellow and gold, but, across the way on Thompson Creek the sky was blue and gray.
Dew covered the grass causing it to glisten in the rising sun in front of the waterfront foreclosure at Fair Prospect Farm.  It was an awe inspiring sight, warm and glowing.  The dawn of the new day promised light and optimism.

Across the peninsula storm clouds gathered over the Chesapeake Bay.  In contrast to the Eastern sky, the … (2 comments)

Coastal Flooding On Thompson Creek In Stevensville Maryland - 06/07/12 05:46 AM
For the last two days there has been coastal flooding on Thompson Creek in Stevensville Maryland.  High tide according to the DNR's Maryland Tide Finder occurred at 7:05 AM on Wednesday, June 7th, 2012 at Kent Island Narrows.  The moon, according to the chart was 97% visible.  The coincidence of the two made for deep water at the public landing at Thompson Creek.  As you can see from the picture, below, the ramp and parking lot were awash in tidal back flow.  The handles the ladders on the public boat ramp are just barely visible in the deep water where the … (1 comments)

Riva Trace Is A Dog Friendly Neighborhood In Annapolis Maryland - 06/06/12 05:18 AM
I was recently looking through some old photographs and came across the one below of Rocky, my lab-mix, at the community pier at Riva Trace in Annapolis Maryland.  Many neighborhoods around Annapolis Maryland have community piers, beaches, and boat ramps.  A few also have community tennis courts, basketball courts and swimming pools.  Riva Trace, located on Ginger Cove, has excellent amenities, especially the community pier (pictured below).

Rocky prefers larger soccer balls over tennis balls any day, but, on the community pier he loved to play catch, not fetch.  No matter where you live in Riva Trace, you're never more … (0 comments)

A Waterfront View Is Not A Matter of Life or Death - 06/04/12 06:42 AM
A waterfront view is not a matter of life or death.  It's much more important than that.  On Sunday this past weekend, I had the opportunity to show clients a waterfront home designed by Ralph Rapson, the influential modernist architect.  Philip Johnson may have designed the Glass House but Ralph Rapson designed the Glass Cube in 1974, Rapson's personal vacation home.
In Prince Frederick Maryland there is a Ralph Rapson designed modernist home that is a best-in-class contemporary home.  Located on the Chesapeake Bay at Dares Beach, this home and it's modern design takes advantage of cliff side location and offers the homeowner a stunning 180 degree Easterly … (2 comments)

Sunrise Over Kent Island On The Eastern Shore Of Maryland - 06/02/12 06:52 AM
The sunrise over Kent Island on the Eastern shore of Maryland this morning was really phenomenal.  Following the aftermath of the low pressure weather system that moved through the mid-Atlantic area yesterday, by contrast today started off cool and crisp.  A line of severe weather with thunder storms, lightening and a tornado (one or more to be confirmed) traveled Northeast and finally off the coast leaving a wake a incredible clouds in the sunrise.

In the average man's lifetime he could see 28,543 sunrises.  How many sunrises have you missed?  Will you take the time to watch tomorrow's sunrise on Kent … (4 comments)
