roundrock: "I Have a Buyer That is Postal..." - 04/04/08 06:14 AM
And how often does that happen to us when we are working with buyers?  Pretty frequently I would say.  Years ago I adopted using a buyer consultative approach to building a relationship with the buyers that I work with.  I suggest you do the same and I am sure you will be pleased with the results you gain from using this approach.
A buyer consultative approach requires one thing at the core - CITO!  The buyer ust be willing to "Come In To the Office" to meet with you or there is a good chance they are a tire kicker and … (4 comments)

roundrock: Methods of Getting the Deal Done as Interest Rates Climb... - 04/02/08 12:27 AM
As we all know real estate is cyclical in nature and what goes around comes around.  If you were around in the 80's, you know that financing was the big problem in those days with double digit inflation that robbed buyers of buying power.  A creative technique that was often used in the era to facilitate a transaction was the use of buy-down programs by seller's to give them a competitive edge over other sellers.  For instance, all things equal if my seller offers a 3 point buydown on their home, the payments are cheaper and they open the home to … (3 comments)

roundrock: That's it - My Marriage is OVER! - 04/01/08 12:43 AM
In the real estate business we are often engaged with people through some of the most difficult times in their lives; death, divorce, forced relocations, etc.  I'd like to take a moment and focus on divorce.  My wife and I, both being in the real estate business for many years now have learned a few things that can help other husband-wife teams and clients/customers as well.  I'd like to share a few of these here if I may:
Divorce Can Cause Gender Bias - Let's face it, when a divorce is in full swing a certain amount of gender bigotry often occurs.  … (12 comments)

roundrock: Round Rock Real Estate makes the News... - 03/31/08 11:27 PM
In a recent issue of Entrepreneur Magazine, the Round Rock and Killeen areas were noted as being one of the best places to purchase a home in the entire US.  Killeen was noted as having some of the lowest home prices in the nation while both Round Rock and Austin were praised for having a growing job market while maintaining stable housing prices.
There are other reasons why I think the market here in this area is so good and continues to be very popular place.  I'll address a few here:
Killeen - Being an obvious military market, Killeen is very interesting to investors … (0 comments)

roundrock: Ministering to Others Through Real Estate... - 03/30/08 08:50 AM
After hearing my minister's sermon this morning, I realized how much his message mirrors the way we serve others in the real estate business and I decided that I would share this with you as a model for our mission as real estate service professionals.
God brings us into our client's lives at what is often a critical juncture:  a job change, a divorce, a forced relocation, you name it.  We have some rare opportunities to speak the love of Christ to them at times when their are often in turmoil.  So what should our daily mission be to the public at … (20 comments)

roundrock: So You're Ready to Search for a New Home? - 03/25/08 06:18 AM
Looking at homes for sale via the internet is fun and exciting, at first.  After a while, it gets a little frustrating, but you've learned a lot.  You have a general idea of what homes look like in the area, prices, differences in costs for numbers of bedrooms, baths, size and location, location, location.
Next comes the "real" home hunt.  Who do you take with you?  If you're married, you take your spouse.  There is always the chance you're going to find something perfect and you cannot make a decision without your spouse.  Well, you can...but you'll pay later.  If you're a … (0 comments)

roundrock: Are You a Baby Boomer? - 03/25/08 06:15 AM
Baby boomers are defined as people born 1946-1964. After American soldiers returned home from World War II in 1946, the United States experienced an explosion of births (hence the name baby boom) that continued for the next 18 years, when the birth rate began to drop. In 1964, baby boomers represented 40% of the population, which means that more than one third of the population was under 19 years of age. In the 1990s, approximately 76 million people in the United States were born in the baby boom years, representing approximately 29% of the country's population. Since baby boomers make up … (0 comments)

roundrock: Carpet 101 - Maintenance Tips for Home Owners - 03/20/08 02:56 AM
The season of holiday entertaining is over. But did the increased foot traffic and occasional spill wreak havoc on your carpets? If your floor is looking a little worse for wear, it may be time for a deep cleaning. But should you try to tackle the job on your own or bring in the professionals? The Carpet and Rug Institute suggests that carpet be professionally cleaned every 12 to 18 months, before it begins to show soiling. Regular vacuuming can keep your carpet looking like new, but deep extraction cleaning is necessary to remove ground-in dirt and stubborn stains.
If your carpet … (0 comments)

roundrock: Tips on Saving Money in an Era of Higher Gas Prices - 03/20/08 01:30 AM
This letter was sent to me by a friend and I thought this info should be shared:
"I don't know what you guys are paying for gasoline.... but here in California we are also paying higher, up to $3.50 per gallon. But my line of work is in petroleum for about 31 years now, so here are some tricks to get more of your money's worth for every gallon.  Here at the Kinder Morgan Pipeline where I work in San Jose, CA we deliver about 4 million gallons in a 24-hour period thru the pipeline. roundrock: What is a Contingency Contract and Why Should I Care? - 03/20/08 01:09 AM
You may have heard this term from time to time when others discuss contracts of different types. In a nutshell, a contingency is a condition that must be met for the contract to be valid and enforceable. There are many such conditions that are standard for a real estate contract, as well as many variations that can be added to the Special Provisions paragraph in Texas contracts. In this article I will focus on only one standard one, the sale of another home. In standard Texas contracts (TREC or TAR forms), the buyer has the right to submit an offer on … (0 comments)
