February was a good month for Catonsville.  Sales increased over 50% when compared to last year, going from $5.2 million to $8 million. Ten more homes were sold, and on general sold for 7& more than the same time in 2011. The average days on the market increased by 4%, though that's slightly skewed by one home taking over 720 days to sell. Ten sold within 20 days. Active listings are down over 27%, but it certainly has been more active in terms of sales this year than it was in 2011.

As demonstrated by Ellicott City and Columbia, Howard County as a whole had a strong month this February in terms of sales and activity. Total sales volume increased from $54 million in 2011 to $60 million this year, an almost 10% change. 30 more units were sold, and they stayed on the market, on average, for 15 less days. The average sold price did see a decline of over 12%, but it was certainly good to see a more active Howard County this past February.

In the 21042 portion of Ellicott City, February saw a slight decline when compared to last year. Sales were down almost 14%, going from $11.4 million to $9.8 million, though the average selling price was up around 5%. The key was the decline in homes sold, which went from 22 in 2011 to 18 this past month. A good sign, the average days on the market decreased from 141 days to 98, and there are currently 25% more listings on the market than there were this time last year. … (0 comments)

Clarksville generally doesn't have too much activity in terms of sales, and thus is subject to large disparities. Sales were down 30% compared to last year, $2.3 million vs. $3.5 million, but that's a direct result in the number of homes being sold: 4 this year when 6 were sold last year. The average sold price saw a slight increase of over 3%, and homes sold on average 52 days quicker than last year. With only 46 active listings in Clarksville, activity is generally fairly slow.

Home Residential Resale Statistics -- February 2012   21044 saw a good month during this past February.  Sales volume increased by over 20% when compared to last year, going from $6.9 million to $8.3 million in 2012. Though the average selling price did decrease slightly, five more homes were sold. A great sight to see, the average days on the market decreased by over 30%, a good sign that activity is steadily increasing. 21045 saw a dramatic difference from the same time in 2011.  Sales volume almost doubled, going from $3.9 million in February 2011 to $7.7 million this year. While … (0 comments)
