Open houses are a great way to expose your property to a wide number of potential buyers.  I believe in using every means possible to show my listings to as many people as I can, and open houses are an important part of that strategy.At each open house, as guests come through, even if it turns out that this is not the house for them, I ask if they know anyone who might be interested.  I invite the neighbors to attend and suggest that they might have an opportunity to … (6 comments)

My last post was about why I like open houses.  I didn't give all the reasons, but I did present a couple of my ideas to make them fun.
From a couple of the comments there and from other posts I've read, I see that this is a topic that many people have issues about - either pro or con, although some seem rather ambivalent.  Maybe they haven't had good luck with them, but that might just be that they haven't tried some different ways to make them fun and interesting, and gotten enough people to attend.

Growing your business takes plowing, planting, and maintenance to reap a harvest!
Katie Brown just wrote a great blog post that says something that I have told many people lately.  Some agents, perhaps those who got spoiled by the crazy wild market of a couple of years ago, are moping around because their phone isn’t ringing and they have no clients.  Meanwhile, I’m climbing up our office “leader board” (really just a list of who has listings and who has properties in escrow) to compete with the agents who have been swamped with REO listings.

It is my personal opinion that you can't "sell" a home to anyone.  You can expose it to them and tell people its good points, and they will decide where they want to raise their kids or retire or whatever.  It has to feel like THEIR home to them.  In order to get that exposure, I place it on broker/agent caravans through our local Association of Realtors, advertise it various places on line, distribute flyers to brokers, prospects, to my farm, to neighbors around it, and wherever I can, talk about it to people, and I hold it open.

I have been taking a 12 week course for experienced agents, geared toward making us more efficient, more effective, and more profitable.  It's a great course and I have put most of the lessons into practice,  have benefitted from them, and will continue to follow them.  If this were a class in which grades were given, one area that I would not have earned a high score is in cold-calling.

One of my most successful open houses as far as crowds showing up was when 4 of us in my office put together a special event the day before the Super Bowl.  We called it Super Saturday and advertised in Craigs List that everyone who attended would receive tickets for a drawing for prizes.  We each gave a map showing the directions to the other 3 houses, and people had a lot of fun, treating it like a scavenger hunt.  They were given more drawing tickets at each house, so the more they went to, the better their chances of winning.

Since I work more with buyers than sellers right now, I frequently hold open houses of listings in our office that aren't my own listings.  I don't know if it is an indicator that the market is changing slightly in our area, but while open houses were lonely events for a few months, they are beginning to be quite busy.Last Sunday I had 17 parties tour my open house.  Some of them are potential buyers of that property, some needed more bedrooms or a lower-priced home, and I will be working with all of them.  Of course there were a couple … (7 comments)
