FOOD!!!

I do like to share with my readers what our inventory looks like and how many properties have been sold, so that buyers that are putting off purchasing a home until "later," may decide that "later" is now. With the new incentives offered by the Government of $8,000 in Arizona, and before the bottom starts back up, this is a perfect storm. I'm always interested in numbers and graphs and statistics to get a temperature of the market. I've received NO less than five calls within the last week from potential buyers. They are circling the valley. My brother received a call just today from two buyers looking in the west valley for irrigated, acreage. Can you believe? Since many of my buyers settle in the southeast valley, I am providing a separate graph of this area. The southeast valley is a wonderful area of the valley and includes Gold Canyon and Queen Creek. An article in our local paper supported my view about what 2008 holds for buyers and sellers in Mesa, Gilbert, Scottsdale, Chandler, Gold Canyon, Arizona. In January, 2005 we had less than 7,000 active listings in our MLS. Of course that included all properties such as mobile, manufactured homes, townhomes, condos, single family not only in Maricopa and Pinal County, but from cities across Arizona that wanted to market their listings in this MLS.  We all need to forget about the negative press! They want to make news!

I've been noticing a "small" trend lately. Sellers in Mesa, Queen Creek, Gilbert, Chandler and Gold Canyon, Arizona are "beginning" to price their homes more realistically, do some staging or "showcasing" their homes allowing buyers to "mentally" move into their new home. Want to sell your home in 10, 20 or 30 days? Your chances are much greater - depending on location - if Sellers listen to their Realtors.

Arizona's employment opportunities are staggering! So many new companies are finding that this is THE state to do business. The Chandler Chamber of Commerce has just released a list of 100 of it's top employers which might be of interest to those who are relocating to the Phoenix Valley, particularly the southeast valley or who are living here already.
