Update on Phoenix and Mesa Inventory, Sales and Activity From time to time, I like to provide the actual numbers for my readers. Buyers and Sellers alike “should” keep abreast of the real estate market. I’m always amazed at some of the dire numbers and doom and gloom coming from the media. I personally track – almost every day, the numbers of active listings, pending and sold within the past month or few months. Recently, one of the local newspapers ran an article on the risks associated with short sales. Many agents are not familiar with the drawbacks of short sales and thus, do not explain them to nor do they properly prepare their sellers. Though Arizona is an anti-deficiency state - meaning that if a loses his/her home through foreclosure, the lender cannot collect the remaining dollars that the seller contracted to pay. Some of the lenders also honor that system with the short sales; HOWEVER, not all of them do.

Drop Bidding in Arizona is illegal! Apparently there is a disturbing trend in the Phoenix, Arizona real estate market known as "drop bidding" on the properties being put up for auction. I've provided a link for the reader's further enlightenment; however, "as usual" those that choose to stretch the boundaries of truth are finding other ways to cheat others out of purchasing these homes.

I've been doing a lot of searches for homes recently, and I'm noticing a trend. I am noticing that many of the listings sold by the homeowners are competing with the short sales and bank owned properties. I send them all to my buyers so they can see how comparable each are, but hopefully this means things are settling down a bit. Last year I shared several areas of interest within a day's ride from Mesa, Arizona. I promised to share some of the photos of the Painted Desert. I'm finally keeping my promise. Located just about four hours north and east of Mesa, Arizona, the Painted Desert can be reached from the I-40 east of Holbrook, Arizona. As you enter the Park from the North end,

HAVE YOU RECEIVED ONE OF THESE? I've included the exerpt of an email I received this past weekend - twice – purportedly from the IRS! Ask yourself: would you respond? Should you respond? The  answer is a resounding NO!!!
(Did you notice the misspellings? How about “u” instead of “you?”)

Budget cuts due to the slowdown in the national and local economies have created the  necessity of reducing library hours at 15 Phoenix, Arizona public library locations as follows:
11 a.m. to 7 p.m. Mondays, Wednesdays and Fridays, and 9 a.m. to 5 p.m. Tuesdays, Thursdays and Saturdays.
Eight libraries – Burton Barr Central, Cesar Chavez, Cholla, Ironwood, Juniper, Mesquite, Palo Verde and Saguaro – are open from 1-5 p.m. on Sundays.

It's happening here in Phoenix and Mesa Valley of the sun. Our numbers are going down, and our solds are going up. We are down to 7,995 listings under $100,000. The investors and new home buyers have flooded our market keeping all of us hopping.
It is common to see 18+ bids on the homes under $100,000, and even above that number - Buyers are definitely back.
The new numbers are here...we are down to just above 40,000 since January. Will we be down to 40,000 by the first? We'll have to watch and see.

Those of us living in the Valley of the Sun know just how much we rely on our air conditioners to keep us cool in the summer.
SRP is offering rebates ranging from $200 to $400 for customers who replace existing heat pumps or air conditioners with “qualifying”  high-efficiency central cooling systems. The rebate starts May 1, 2009.
In addition, qualifying new systems placed in service from January 1, 2009 through December 31, 2010, may be eligible for a federal energy efficiency tax credit of up to $1,500.
