However, as it is a new year, we decided to include charts that look at the past 12 months of activity. In that we can see a lot of low market times, most ranging around 2 months. Despite a couple of quick sales over the last month there hasn't been a lot of activity among the condos. This is causing the month's supply of inventory to increase, which has been needed for some time. The time it takes to sell a condo in this neighborhood isn't taking too long though. For the most part average market times are even slower than last month. The most activity we have seen is in the $400-700k range where nearly 10 properties have come to the market and 8 have gone under contract and/or sold. This activity is keeping the month's supply of inventory down, which means the market could handle more listings. Last month we talked about how quickly the condos were moving in Museum Park. They've seemed to slow down a bit this month with most homes averaging about 2 months. There is one that took 275 days to sell. While one wouldn't expect to see such a high market time in a seller's market it does still happen. Last month it looked like the condos in the $1-2m range were starting to collect inventory, but now those homes are being sold and inventory is climbing slightly in the $500-600k range. Both of those price points have 3.9 months of inventory. While that is a lot compared to the other price ranges it is still low in general and everything is in a seller's market.
