My house settled this year a little bit. With the drought last year and the hot temperatures this summer you are bound to have some settling in your home. I, of course, panicked. I am in real estate, I know how to maintain my foundation! It can't settle on me! It was just a little crack, my husband says I am "over reacting" !

I was thinking the other day about my clients and how different they all are! Some are analytical, some are laid back, some are funny and some are quiet and serious. No matter what type person they are, I have to be able to adjust to their personality and listen to their needs.
I do this by listening very carefully and watching very closely!

Why should I pay OVER asking price ?
I have a client that put an offer in on a short sale. The seller signed the offer of course and now the bank is countering with my client, the buyer! She does not understand why the bank is wanting more than asking price!!
I explained to her that agents list the short sales less than market value to attract a buyer quickly. Then, the bank sends out a broker to give the "opinion of value" and if that value is more than the sales price, then the bank will counter with the buyer higher … (54 comments)

Texas Wild Fires are for real....
Driving to Coriscana this weekend to look at lake lots on Lake Richland Chambers we drove by some wild fires. Corsicana is just south of Dallas aproximately 60 miles from downtown Dallas.... that is too close for comfort.
I could not believe how close these fires were so to the city. I guess I pictured wild fires in the wildnerness.
Please pray for the people whose lives are affected by these fires!
We did get a few rain drops while we were there but not enough!!

FOR INSTANCE:
One of the owners of a property we manage leased the home out and a week later the AC went out!! We called the owners home warranty and scheduled an emergency repair. It is over 100 Degrees in Texas so I got the tech to come out same day! Diagnosis: Coil is OUT! Okay, get another one! Sounds simple right?

Sonic Happy Hour that is!!!
Sonic has been so packed between 2-4 pm lately! This heat is really making people crave an afternoon refreshment and what better way than half price drinks!
Some of my clients came in my office yesterday with their sonic drinks yesterday. I made the comment about how good those drinks looked so after they left, they came back with a Diet Cherry Dr. Pepper for me!
So sweet of them! I didn't have to go out in the heat today!

Most of Dallas is shut down, but I made it in everyday! I have gotten a ton of busy work done this week, listed two properties, leased two properties and received 4 good leads ! So even though I didn't want to come in ....I wanted to sit on the couch in my jammies drinking coffee...My husband warmed up his truck and we drove to the office! We also checked on empty rentals to make sure pipes weren't frozen.
I will definitely be making plans to take off in warmer weather...How about you? Did you work this week?
