Well, this could be an interesting year for real estate in Washtenaw County.  What initially looked like a split personality in the market, finally resolved itself in March.  The first quarter of 2007 is behind us and it is safe to say that the market is getting tougher on sellers.

The market is heating up!
When it comes to the local market, the media  is simply wrong and one-sided.  The truth of the matter is that Spring has sprung and buyers and sellers are at it again!  Homes are selling--sellers are upsizing, downsizing, and relocating, and buyers are flocking to Well-Priced homes, buying them, and moving in.  Yesterday I wrote an offer on a Well-Priced home in a golf course community and two other agents were doing the same.  Believe it or not, multiple offers are still common and Well-Priced homes are selling fast.

Now with property type specific stats
That's right!  Big House Data has done it again!  Not only do they provide the only comprehensive stats package for Washtenaw County, they have now split the data between Condos and Homes!
Homes:  Average sales price
Here is the chart showing the average sales price of homes in Washtenaw County.  Not only does it look like the slope on a hill in Colorado, the 12 month moving average trendline is following suit.

2007 could be an interesting year
 Well, the first month of 2007 is in the books and on charts!  My favorite provider of area real estate statistics, Big House Data, LLC, had a late Valentine's Day Gift for its subscribers - January Housing Numbers!
As you can see from the chart to the left, there were a lot of listings in the month of January - 1,318 to be exact.  This is the greatest number of residential and condominium listings in the month of January...period.  1,300 listings in a month has typically been reserved for the summer months the last few years.

housing market: Michigan Real Estate - Ahead of the Curve - 12/28/06 01:08 AM
While CNNMoney/Fortune Magazine recently published their list of top real estate markets for 2007 in terms of expected home price increase, they also point out some relevant facts about the Midwestern housing market.  If you check out that last link, you will see that for Michigan, the magazine highlights two Michigan metropolitan areas, Grand Rapids (expected 2008 increase of 2.6%) and the Troy-Farmington Hills area (.6% increase expected).
So why point out a flashy article online that only highlights that the state of Michigan's housing market is slower than seemingly everywhere else in the country?

Of interest to those agents in and around the Ann Arbor, Michigan neck of the woods (aka Paradise), here are some area statistics for you to chew on! 
From Big House Data's Executive Summary:
Two important twelve month moving average trend lines are  beginning to flatten! The diving trend line on the number of sales is starting to pull up and the climbing trend line on the number of new listings has ceased its ascent. Does it Seem as Though Buyers of Real Estate Have Disappeared?  Where Are They? As a real estate agent in today’s market, there are times when I wonder where the good times have gone.  Used to be a time when it was simple enough to get buyers and sellers to come to an agreement on a home transaction.  Of course, the good times still do exist.  Especially when we are successful in finding my buyers that “special home” or when my seller’s expectations have been met and exceeded. Now, it just feels as though the buyers have flown South for the winter.

Eight Reasons to List During the Holidays
Wow!  You'd think, from anecdotal evidence, that no one sells or buys a home during the holidays.  Obviously, that's not the case; the housing market statistics show that homes do close during the months of December and January.  There is a definite decrease in the number of homes that sell during the holidays.  Just check out the statistics here.

Being the numbers junkie that I am, I found it shocking that no one was keeping (or at least sharing with me) track of the important housing metrics.  You know what I am talking about.  Is the market up or down?  How long are homes on the market?  How many listings/sales this last month?
