I have alot riding on this...well, not really, but....Have you ever had a slow month?  Why do you think that was?  Maybe it was the economy, poor timing, not enough hard work on your part or maybe, just maybe it was because the few months before that you weren't prospecting?

Am in the process of expanding my business into the PALM SPRINGS area.... have aligned myself with Windermere South Palm Springs and was talking with my new Broker the other day...and going about discussing marketing techniques, etc....and was thumbing through magazine ads...and I came across someone who I knew from 20+ years ago.
This person used to be in a different industry and has now become a Realtor in the PS area.  I remember them and some of the sneaky things they used to do in their prior business.

I have been in the business for 18+ years and worked extra hard the first 10-12 years and then it was good times and now the past 3 years have been nothing short of challenging.
Challenging because of the market values dropping, financing getting more difficult, Buyer's andSeller's mental states/worries, and also because of the media's focus on the negative.
In short, it's time to wake up and smell THE CONSISTENCY!

This was a toughie, actually.  Imagine, all the things you've given clients over the years....which one is YOUR FAVORITE???
 
1)  My number one is probably getting all the doors rekeyed by my professional Locksmith.  Something about the security of this gift that they have the only keys is such a calming thing to my clients.  Also, I love having my professional/mobile Locksmith make them as many key copies as they need.

It seems like I'm working alot...anyone else feel that way?  Why am I?  Is my perfectionism getting in the way?  Am I being too much of a control freak? 

No.  I don't want to waste my time, so I'm putting everything in place to the best of my ability, in order to have a successful outcome/closing.
Working alot, hopefully always will pay off?  Not necessarily, but read on....

Owner's manuals and warranties for appliances left in the house. Garage door opener. Extra sets of house keys. A list of local service providers - the best dry cleaner, yard service, plumber, etc. Code to the security alarm and phone number of the monitoring service if not discontinued. It's been a while since I've taken any new listings..mostly because of the prices that I can get for them now are normally not high enough for Sellers.  Call me Crazy, but I have a new listing that is coming out in an EXCEPTIONAL & DESIRABLE AREA....and, I'm WILLING to take the chance! (Price Range is approx mid $900,000's)

What are some of the advantages of taking an overpriced listing in a highly desirable area?
Disadvantages?
